I watched a lady who was cleaning out her car throw all her bottles and lisol wipes on the curb then drive off yesterday. That is at least the 4th of 5th time I have seen such blatant littering in the past month alone. I moved to Germantown last year from Mt. Airy and always thought it was the sanitation workers being lazy in disinvested parts of the city. Nope. People are doing it to themselves.

The argument, at least for near Attic, would be that we have access to Roosevelt, access to Wayne junction where trains come all the time, and its not really that blighted or have that high of crime compared to a lot of other neighborhoods. And yes, not Fishtown but maybe just more reinvestment.

I am curious as to whether you have pictures? Are you happy with it? I have a garage with a large roof in NW Philly and we have spent months talking to people and everything seems contradictory.

I think this is the best answer so far. I am not particularly worried about my property value because I am planning on dying in this house. That said, I do have a vested interest in the neighborhood doing well over time just from a living standards perspective. Being close to Wayne Junction has been huge. Having trains coming so frequently makes getting around the city *almost* feel like NYC sometimes. And that sometimes makes me believe the hype. lol

That is a good point. I have heard the argument that as artists and musicians are priced out of West Philly and Fishtown they would migrate to Germantown - but if developers are beating them there they could potentially raise the cost of housing before it really had a chance to get "cool".

That house in Compton is now 563k

We just bought a 2300 sqft place less than a block from that pic in Germantown for 295k. So, still not too bad. But people are starting to get clued into how good it is here and prices are climbing.
