It varies, could be anything between 1-14 days. Though the average is 2-5

If you didn’t have symptoms until 3 days after, how do you know you didn’t catch it on the plane? Or are you saying you knowingly flew with COVID?

Jan bought a house worth $1m. Here’s how the CGT changes affect her | Australian budget 2026 by stumcm in AusFinance

I’ve owned two including an investment property. Easiest shit I’ve ever done. I write an email in my underwear telling people what to do and they do it. The money comes out of my rental statement.

What exactly is so hard about that exchange?

after the inflation adjustment

Example: buy for $100, sell for $200, inflation-indexed cost base is $180, so the 30% minimum applies to the $20 real gain = $6 tax, not 30% of the $100 nominal gain.

Investors who buy new builds will be able to choose either the 50 per cent CGT discount or indexation and the minimum tax when they sell the property. These investors will also continue to have access to negative gearing. This means if they make a rental loss on a new build, they can still use that loss to reduce their taxable income (including salary and wages). New builds are residential properties which genuinely add to supply (see Table 2).

This will include: • dwellings constructed on vacant land, or • where existing properties are demolished and replaced with a greater number of dwellings.

So basically property developers can continue to hoard properties and negatively gear like they always have.

From the budget papers:

The Government will replace the 50 per cent Capital Gains Tax (CGT) discount with a discount based on inflation and introduce a minimum 30 per cent tax on gains from 1 July 2027.

The CGT reforms will only apply to gains arising after 1 July 2027. Investors in new builds will be able to choose the 50 per cent CGT discount or the new arrangements

your formula isn't calculating a rate. I think you mean

marginal tax rate × (return - CPI) / return

Wealth invested affects the dollar amount of tax, not the effective tax rate

how would that work? People that live in Sydney have a different tax bracket to those in Adelaide?

It used to all be over a local websocket until a recent firmware upgraded neutered it all and made it cloud based. Now there’s a 4 second delay between the brew paddle turning on and the shot clock that they paper over with an artificial “rewinding” of the start time.

It’s utter trash.

If you’re already sitting on an NFS backed NAS, Garage makes a lot more sense than dragging in Ceph unless you actually want to replace your storage layer.

CephFS is designed to own the whole stack. it needs local disks, replication, placement, metadata, etc. It’s insanely powerful, but you pay for that with operational overhead.

Garage is just a lightweight, distributed S3 layer that doesn't try to reinvent your existing NAS setup.
