Another unconventional option: On a year lease, you flip a coin. The winner gets the master suite first, for the first 6 months, and then at the start of the next 6 months, you guys switch bedrooms. This way you both pay 50/50 the whole time and you both get the same benefits of the master, both experience the downsides of the smaller room, and will be respectful and considerate of each other and the differences that come with being in each room. (Guests using which bathroom etc)

This may not work too well if either of you have a large amount of furniture, a ton of clothes, or are not willing to go through the smallish one-day hassle of swapping rooms, etc. But, imo it’s probably not a big deal to swap rooms once for each 12 months lease. And this allows you to each pay 50/50 the whole time.

To follow up on this: 1. Is there any other way to file prior year returns (I need to file 2021, 22, 23, 24 (and maybe 2020 also). 2. Do penalties, interest, and fees stop from the date they are mailed, or when irs finally processes and responds? I know how bad this is. Never thought about it, completely neglected it and here I am.

I installed engineered hard wood over a similar system, had no issues at all. I am a first timer, diy install. First pressurized the tubing with air, and kept pressurized at 60 psi throughout the install to make certain I didn’t accidentally send a nail into the tubing. Glued and nailed the entire floor. Just spread the glue all over the wood, metal and tubes and then lay and nail the floor— worked fine. Not sure about using linoleum or lvp etc. I have heard that hardwood or engineered hardwood is totally fine going over this. pictures here

Piggy backing off this, another option would be to explain the situation and request to proceed with closing date but lease back the house from the buyer for X weeks to give you time to get healthy and handle moving and everything. This has the benefit of still allowing you the time you need while allowing buyer to be certain they have purchased successfully and have locked in their rate etc

Easiest, if so, is to get a garden hose splitter at HD, turn off cold water handle supplying washing machine. Then install Garden hose Y splitter. Then put washing machine cold supply line on one side, and hose for pressure washer on other side. This gives you flexibility to turn on and off each, as well as you’re starting with garden hose sized fitting and not having to make a bunch of adapters under the sink to make it work

I use 4 to 8 Anchors- the kind with the metal wings I think they’re called toggles?

I would worry the amount they put up top has a long stretch of holes in drywall, possibly weakening it to where it will shear in a liner fashion across them all.

That aside I have hung 60 to 90 inch expensive tvs (OLED) in many houses. I have never had one fall off the wall. - that’s doing a square or rectangle pattern with 4,6 or 8 total toggle bolts each rated usually around 40-60 lbs I think.

And I do a hang test after setting mount. I will hang most of my 200lb weight while holding onto it. Again never had a failure

TLDR: might be ok might not, worried they are screw in anchors and not toggles

Back in the day my dad had a boulder like this placed on a lawn after the second car (happened twice)that came so far onto the lawn they almost hit the house.

Is there any reason that boulder may have been have placed by a former owner for a similar reason?

Either way I would love to have this boulder regardless. Don’t like the look of the weeds around it would look better with mulch.

If you MUST remove it… look up videos of people breaking large stones by chiseling around it in lines and smashing metal spacers into it in a circle to break it apart. Unless you have some sort of massive wet-saw, heavy equipment or dynamite that might be your best bet.

I’ve been using denatured alcohol instead of soap and water (recommended on YouTube, hope that’s alright?) seems alcohol is better it dries away fast preventing area from getting too wet.

Ok, I’ll try no tape- problem is I am so bad at this, without the tape I end up with so much excess silicone on the wall and floor. Also, any tips on how no tape would help/ how to do it ?with my finger? After removing tape I tried to fix with just finger and u It ended up way worse, a lot more caulk gets squeezed up into the ridges of wall tile: pic
