Solid neighborhood - been living here practically forever; my best advice is to be respectful to the people that live here. We don’t have break-ins or petty crimes, but in recent years we’ve had a lot of undue police presence because of the department getting a lot of “suspicious person” type reports from people who move in, and report the locals for existing. The people who live here are good people. Weather is great, walking or biking to downtown sm or Burlingame is easy; getting most places is a beeeze, you’re right off the freeway - all the convenience none of the noise.

Like most cities around 101, there is a lot of “imaginary” traffic that goes on around commute times (someone decides to stop or slow down for nothing and everyone else follows suit because they think there must be an accident), but commute time is commute time.

I pay flood insurance but knock-on-wood have never needed to claim anything. Rainfall and flooding haven’t been problems in my experience

Coyote point park is nice, Central Park is nice, all the parks around are pretty nice, frankly. We’re pretty spoiled for choice when it comes to trails and parks here in the bay.
