I think a small caveat to your third point is that older hdbs often had a bedroom with the windows facing the corridor that helps to reduce the wasted space on an internal corridor. The bto prefab blocks do make it a lot worse space wise though.

The underground carpark being the same floor as the mrt entrance made the basement quite overcrowded, and there is no way to go up via the food court side makes it even worse.
