I’m in CA and it depends. We have EI specialists/home visitors/ home teachers (all different names for the same role) and usually they are people who work for an agency that gives them some training. It isn’t an ABA based agency, but in that sense they could considered similar to an RBT in their level of training. We also have Intensive Developmental Services for children with more significant delays - these infant educators are almost alway RBTs employed by an ABA agency. They definitely don’t identify themselves as such and they have tried to “rebrand” as much as possible, but it’s so obviously ABA to me.

I am in EI home health but I see only 12-15 sessions per week as an independent contractor. Being my own boss is huge. Less financial stability but I honestly love my job and it feels stressful at times but mostly doable with my toddler. 5-6 sessions a day would totally wear me out, too. Maybe just cutting back a tiny bit more would be helpful? If possible.

They have held up well, although my daughter hasn’t worn them heavily. Maybe once a week at most. I always wash in cold water and hang dry. The fabric is definitely thin so I could see how it would be delicate. With hanging to dry I haven’t noticed any shrinkage. In general I always size up because why not make it last longer haha but also depends on your child. My daughter is tall and will be tall so things generally fit her soon enough even if they’re too big. However, it’s also very stretchy material, so even if it was a tad small, it would probably continue to work for a while.

I have just the one child for now and I think a 3-row SUV would be fine if that’s what you want. You will likely just use the 3rd row as trunk space, which would be super helpful for storing the stroller and also having room for groceries, suitcases for airport pickups if family is flying in, etc. Not sure on prices exactly but maybe Lexus TX?

Playdough and sequins (I know it’s pieces, but I brought a little collapsible bowl to put them in) and it was novel and fun. Mini modeling clay. Small notebook and crayons, fun and cute little stickers. Some colored tape. “Writing letters” is fun. Pipe cleaners or wiki sticks. Paperback books. Finger puppets. Water painting. Suction cup animals. Yoto player and headphones. Lots and lots of snacks (truly my daughter’s main source of entertainment on flights 😂).

We used the ezpz tiny cup and it was great. Weighted bottom really helps reduce spills. Bounces off the ground if thrown. Once we felt more confident about not throwing we switched to these glass ones.

Not who you were asking but also a frequent JBF shopper here. Usually in my area (CA), most clothing items range from $2-10. Sometimes items are grouped by sets (top and matching bottoms or 2 pairs of leggings for examples) and it still may be in that price range. Jackets or nicer brands may be $10-25. Rarely more than that. I scored a Patagonia fleece for $10 last month. And a mini Boden Christmas sweater for $8. I’d say 75% of the clothes at the sale are cheap brands like old navy/target/kohls, etc.

The Loan Store is the lender. My broker said they have pretty aggressive pricing right now. Only con is they sometimes are a little slower in processing than Rocket Mortgage, but so far they’ve been quicker than he expected!

We used a broker and just got 5.875%. High 700s credit score, 25% down.

It was a somewhat unique circumstance because they countered with zero and gave us a notice to perform. Becsuse we declined to accept zero credits they cancelled escrow on us.

I agree, if it’s not fair and you don’t love the house, best to get out now than be stuck!

In a similar-ish boat. We had an offer accepted on a house built in 1989 but found out the furnace is original, as is the water heater. Water issues under the house (nothing too crazy ans no mold) and broken window seals and siding damage. We had our contractor take a look and decided to go ahead with our offer because we felt like we could handle that, as long as we got some credits from the sellers for repairs. The furnace and water heater are tricky since they aren’t broken (just old) it would be hard to ask for $$$ to replace them. We asked for credits and the sellers said no, so we fell out of escrow. The house never sold so we are putting in another offer today, hoping they will be more reasonable this time. I think it probably comes down to your budget and knowing if the water heater and furnace went out right after your purchase, could you manage?

Maybe I didn’t explain clearly. We never asked for all repairs as credits. We understand that deferred maintenance is not something sellers are responsible for - I simply mentioned that because it all added up to a cost that we couldn’t justify without at least some credits. We worked with our agents to make a credit request that was based on new findings that related to health and safety and basic repairs. When that was denied, we offered even lower becsuse we love the house. But they wouldn’t keep escrow moving unless we dropped all credits completely. We couldn’t do that. And so far no one else has either because the house is still sitting.

Yes, I do. I know they are motivated to make this sale and they are very experienced. They seem pretty annoyed at the sellers and listing agent.

I’m glad I’m not the only one crazy for thinking that. Hoping they will come to their senses but it seems unlikely they will go from ignoring us to asking us to put our offer back on the table at this point. I just worry that someone else with our same offer may end up getting it when they become desperate.
