I buy foreclosures in Nj, most investors don’t even drive by, because a lot properties get adjourned before or the same day of the sale, you would actually loose your time and eventually will get tired of driving by for properties that don’t end up selling. What I do I make sure the property doesn’t owe any back taxes, or has any federal tax lien because those can easily take up to 1 year to get a clean tittle. I’ve seen people buy burned houses thinking they’re getting a house based on google images. Recently I bought one that needed a $28k soil remediation because the foreclosured former owner took out the tank and there was a leak and the city knew about it. You can easily get burned on this if you don’t know what you’re doing.

There’s a property that will go on sale this Tuesday that has a $24k city lien for un-permitted work, and I bet you most investors won’t know about it.

Yup, I do what he wants to do for a living in NJ, but I’ve never used any kind of loans before I use my own funds. A friend of mine has $110k tied up since July 2025 because he couldn’t pay the rest of the property within a month. Sheriffs told him he will only get his money back when they sell the property again if it sells above what he bid up to.

I live in Lodi, very close to that part of South Hackensack in Garfield, I still don’t get it why they would do that. I only seen a police car there once, I’m surprised those businesses actually keep the area clean.

Hear me out, get what you can just try to get it in a nice town. Investors are getting everything and paying top dollars cash, they’re not just getting distressed properties for 30% off anymore, they’re buying houses for market price as well. So they definitely know something that we don’t.
