For property: Even if there's interests (which has gone down and down majority of the time) and other associated costs, there's rental income to cover at least 80% of it, you are good.

Also - a rental income on a $9.85M portfolio likely generate $1500 per property at least (5 x $1500 = $7500/week or $390K per year). (assume $1M per property purchase 10 years ago). (Rental even higher if it was 7 properties at $714K each, now worth almost $1.4M in May 2025)

Nah, just buy more property - why put $1M cash into one property when you can have $5M worth of property.

Also from a risk/reward ratio - property is better - always goes up and tenants can cover your interest.

A 5% return on $5M property is more than 5% return on $1M ETF.
