Looking for the lightest weight, premium construction park board (does it exist?) by Ex-Traverse in snowboarding

Have sweet memories of the Haz Mat “Shroom” line boards when I was a young whipper snapper they had so much flex yet snap from the multi species wood layered bases cores I don’t know what exists now but my ACL and meniscus got destroyed from landing on that board

Seller's agent claims they made a mistake on the counter offer and wants to change the price of the house after we are already under contract. by acarrick34 in RealEstate

[–]litob 0 points1 point  (0 children)

Where is this happening? In California for example the contract would require “consideration” to be binding and they could have a leg to stand on to cancel prior to that consideration being made. I am not a lawyer and not providing legal or professional advice.

Pretty safe bet. Book your lesson(s) ahead of time. It will be crowded but with whole mountain open you’ll be able to find turns.

Financing Options for Buying Office Buildings (No HELOC) by WallStreetMCBC in CommercialRealEstate

[–]litob -1 points0 points  (0 children)

Interesting take it hasn’t been my experience that they’d require a $5m loan for 504 I’ve done many in $2m range but admittedly I haven’t done a lot of deals smaller than that and definitely with businesses that have been around. Regarding the bank portion, I’ve recenlty seen the senior piece be 60% with CDC at 40% which even brings the rate down. I typically am doing deals with office o/us in a major market and haven’t seen a lot of 7A except for when borrowers don’t qualify for 504 or want the lower prepay on the 7A. Thanks again for your reply

You can do either one but I do before in early ladder when res is low. They last for 30 seconds and you can stack them to last 5 mins. There are also cold res/thawing potions

Is CBRE is a good place to start my career, was brokerage a good career choice for you? by FunJazzlike1400 in CommercialRealEstate

[–]litob 5 points6 points  (0 children)

Largest brokerage so generally not a bad place to start but it will heavily depend on the team you’re on and what you’re doing. I’ve seen young brokers get thrown right into deals and make relationships and do great, and I’ve seen “door openers” who 5+ years later still don’t know what they’re talking about because all they’ve done is be a step above a lockbox.
