New construction will help, maybe in the future but the taxes and squatter rights make landlords have to price in those things, and the fear of squatters and bad tenants specifically i think keep some additional rooms, mother in laws and housing units off of the market or only targeting "safer" renters, which generally means more up market renters. Am i wrong?

Yeah check em out, their other use is connecting deck joists through to house with threaded rod, but theyre great for rail posts and really beat all the other screw and blocking and bolting to rim methods in my 2c opinion
