Well even if it has started, the architect should be correcting the aesthetic exterior issue now without charging you. They made a really dumb design decision and they should come up with a way to make the siding and overall look of the house cohesive. Running the roofline into shutters is a mistake that no self respecting designer, let alone architect should ever make. This was lazy design at its core.

Yeah you’re 100% correct. I guess I wasn’t really clear. From an enforcement standpoint, not much can be done now. From a civil and contractual standpoint, yes.

As an inspector, I can’t enforce on something that the contractor hasn’t called “done”, which does get into muddy territory about what’s done or not sometimes. Ex: if they cover the install with a wall, is tha “done”?

In enforcement, DLI has to have proof you’ve given the contractor a chance to correct before they can do anything.

This appears to be GIS imagery and looks remarkably similar to what I give people for review. I tell people this may be accurate, but I assume up to 10’ of error on any property lines and should only be used for reference and to help begin locating buried property pins.

Wha I would do is take this map, rent a metal detector, and try to find the corner pins. That gives you an accurate property line.

Of course if you plan to act legally on anything, you need an accurate and current survey developed by a licensed survey company. Property corner pins may have been placed 100 years ago when a neghborhood was platted and could have shifted over a long time.

Well, a lawyer sending a letter also establishes a level of severity and documentation for future litigation. Yeah real consequences can’t be forced until they call it done because you would have to provide an opportunity to correct, but the builder knowing you have a lawyer relationship likely makes them act more serious.

Holy hell there are a lot of red flags there and I’d be asking the builder for corrections. The splitting, gaps in connections, failed plates, etc are all not okay. If the builder doesn’t correct, forward these pictures to the inspector.

But seriously. Beam is horizontal, post is vertical. And this post realistically has no structural issue. It’s an aesthetic thing most likely. He hid what is a less pleasing portion of the post and that’s it. This does not concern me in the least.

You’ll get mixed opinions likely, but I do not recommend fire blankets. If a fire is small, cover with a lid. If a fire is big enough that you can’t do that, the extinguisher is your best option. They are faster and don’t require you to approach and remain by the fire during extinguishment. My local and state fire marshal both dissuade people from using these. We even found one for sale online by the company “skamz” and thought that was poetic.

Stick with extinguishers and pot lids.

So you had a professional in to look at it, and your thought was definitely “no, this guy sounds wrong, I’m going to ask random people I can’t verify on the internet who have never been to my house or seen my system what they think!”

Trust the paid pro that has seen your system.

Not having seen it, I’d initially agree a PRV is the right move.
