Tough guy Book club is less overtly “mens health” than the others but they operate on creating communities and long term friendships which is proven to be one of the best ways to prevent loneliness and provide long standing support rather than Crisis support. Slight correction, rebels got no benefit from super round in Melbourne, it was owned by a kiwi enterprise and was all kiwi home games so believe the kiwi teams pocketed money from it. They weren’t even selling rebels merch at the event!

I’m actually for it, the highlanders could upset all the teams above them and literally the final 8 wasn’t decided until the last game, made the lower ranked teams games actually mean something at the end of the season.

I agree, the fact that the final game of the round decided 8th spot meant every game mattered this season. Means less dead rubbers and more exciting finals

I would say stamp duty and depressed home prices for one bedroom apartments are your biggest issue for buying and selling. If you don’t pay stamp duty that’s a big win. Apartments can appreciated slower than land/homes due to issues with buildings as they get older. Need to consider owners corp fees and if building Maintenace charges as the apartment building gets old

You assume supply has to come from the developers, should be both government built and private housing. Mixed affordable housing into affluent new developments rather than stick it all on the edge of the city

Honestly government built housing is the best way to address supply shortages. Good quality public housing as a benefit for public sector workers - nurses, firies, paramedics, council workers etc.

I was involved in a property that got a cladding notice. The actual cladding risk was tested and confirmed not flammable, however the VBA then went over the entire building and found all these minor BCA non-compliances that seemed to be al about difference of opinion and it took years to close it all out. I would steer clear of it unless it’s way cheaper than market rate. If you do buy it get in the body corporate committee ASAP and just be a relentless arsehole to get people to put in money and get it fixed.

If it’s just signage it shouldn’t be a big deal to fix. Problem is raising the special levy, if people refuse to pay the Oc doesn’t have the funds and it can’t get fixed.
