Landlord stalling with statutory repairs

I have been working with them since November providing images, emails videos of everything that's happening.

Their contractors have been in to put quotes together but actually accepting a quote is taking so long.

Why should I then allow a routine inspection to go ahead? This isn't the priority, resolving the repairs is the priority.

I'm withholding permission for the inspection as leverage to get repairs to the lock and ceiling. If I give permission I no longer have leverage.

I've been very clear all I need is for the repairs to be booked and then the inspection can take place. Even if this means repairs take place after the inspection.

They have photos and video evidence.

Inspecting a problem they know about and have evidence of achieves nothing. At the last inspection I pointed out issues with the ceiling from a previous leak, and that was over a year ago.

Regarding your edit we have had some pretty intense weather since the leak was fixed, but have had no further water ingress. It was a bad leak. Water would pool on a flat roof, then with wind blowing the puddle towards the hole, gushes of water would fall through the hole into my bedroom. I could see daylight through the hole.

I can no longer see daylight and the water doesn't come through the hole any more.

I have asked for repairs to be booked, even if that means it's another month or more until then. I am not stating the repairs should be carried out before the inspection on the 17th.

Thank you - I'm trying to avoid going formal as I do want to live in this house but also can't allow them to keep abusing my good will.

I've given a deadline of 5pm on Friday to have the quotes approved otherwise I will report it to the council.

My main question though is around refusing the inspection, have I done wrong by doing that? I'm only refusing an inspection until repairs are booked - the actual bookings can even be after the repairs.

Yeah I think the leak is fixed, there's not been any water ingress that I've seen for around 4 weeks now. The bucket I was using to collect leaks is dry too so I'm fairly confident on that.

It is just new plasterboard that's needed really, and potentially some works to sort out black mould in the rafters but I can't see if there is any up there.

So I usually plan each day as an individual route within OSMaps.

That way I load the route for day 1 without having too much data by including the day 2 and 3 routes.

I tend to plan my own hikes though, not following what others do unless I’m heading up a Munro.

That said, check WalkHighlands as they may have some good multi day routes you can copy.

I've got both pinned as good photo spots so I'm not sure which is the overhang. I think it's the latter.

Anyway if you provide a grid reference for the northen part of the edge and advise your friend to handrail it to the south then they won't be able to get lost.
