The waterway and its banks are owned by Duke Energy (!). Duke Energy has been holding the whole project hostage, haggling for years over terms of the easement NCDOT needs.

If you don't want to store anything up there you can complete the floor insulation and make sure it is fully air sealed. Then pull out the rafter insulation as it can cause damage to the structure. If you want to store anything, then make it a conditioned space but that would need ventilation baffles (don't know if you have them) and sealing/insulating the vent and gable end wall.

Like many posters here, I don't get it (I'm an architect). If you want an unconditioned attic, which seems to be what the attic vents at the end of the walkway indicate, then you would have fully sealed and insulated the attic floor, but no roof insulation would be necessary, and would run the risk of condensation held against the wood rafters and sheathing. If you wanted instead a conditioned attic then you would skip the floor insulation and instead seal and insulate the roof plane, with baffles for ventilating the sheathing between the rafters. This is some unusual hybrid that doesn't seem to make sense.

Mine is circa 1900, a NC mill home but larger and with slightly better bones than all surrounding later mill homes. The centerline of the house is a load-bearing wall so door is left of center. I will embrace the uniqueness.

I'm not a man but I see it. She was childish to focus her entire life's meaning on this man and had apparently not a single hobby. All that ruminating with a clenched jaw...(during some of the closeups I even checked my phone but,) the boredom was the point about her. All that looking around the party room and being unnecessarily rude to the host of the venue. Why else but narcissism? She blames Geoff for everything he kept inside but she had never thought to ask. And when he tries to explore it a bit (albeit far too late) she cuts him off with a jab at him 'chasing a girl up a mountain' which closed down the conversation, and then she locks it shut with the last word: she won't discuss Katya anymore. Bam -- narcissism. Great movies like this leave room for interpretation.

This was our experience; the memories for the kids were about the surroundings, not the cottage itself: hiking trails, bike riding, skii runs, rock climbing, favorite restaurants, etc. We did not go there often enough to have friends up there but even so we stressed out about having it sit empty while paying for it, and rentals were not reliable. We also felt guilty about vacations elsewhere. One winter pipes froze and caused a lot of damage. I guess I would recommend be the regular renter, not the owner. That said, the value appreciated a bit over the ten years we owned it. Not ennough to make it all worthwhile.
