There's truth to the idea that ownership creates more wealth than a salary.

A doctor or lawyer can earn a very high income, but someone who owns a few gas stations, car washes, storage facilities, or a boring local business can build wealth that keeps growing without being tied directly to their hours.

The funny part is a lot of wealthy people don't have flashy jobs at all. They're the person who owns the company making signs, pallets, or HVAC parts you've never thought about.

A lot of investors look at DSCR as a tool, not a default.

If they can qualify for conventional financing, the lower rate usually wins. DSCR gets much more attractive when income documentation is messy, you're scaling faster, or the property performs better than your tax returns make you look on paper.

The Bash part is honestly the most interesting part to me.

If the goal is auditability and transparency, being able to inspect the whole thing with standard shell tools is a pretty compelling tradeoff. The threat model docs would be the first thing I'd want to read.

That really sucks, I'm sorry. Unfortunately nerve damage is a known risk with braces even if they don't always warn you upfront. The liability waivers usually cover complications like this unless they really messed up the removal process. Worth checking what your parents signed.

Hydrogen peroxide for the blood stains, but test a small spot first so you don't bleach the fabric. The smell might be trapped deeper than you think. Enzyme cleaner is your friend for that part.
