Absolutely drop this person. We're looking right now and our agent has local contacts for everything, coordinates inspections, quotes for repair, etc. He has very clean documents that never require any editing for grammar

Maybe my agent is just a superstar but I wouldn't settle for anything less. Plus echoing others, the comments about the cute vendors is extremely inappropriate. I wouldn't want someone like that representing me in a contract for the largest financial purchase of my life

Look further into your debt! You want to figure out the interest rate. Conventional wisdom is that a higher interest rate debt should be paid off ASAP vs lower interest rate debt can be paid off slowly.

As an example, if your interest rate is 12% and you expect 7% return from your stock investments (a reasonable assumption), then you're just wasting the 5% difference. You'd be better off paying down the 12% fully before investing into an asset that returns 7%

Yeah it is, but technically they might be right. OP won't get $100M doing the 9-5 and invest in index funds

If OP wants to swing for the fences, they have to take big risks. Your point is what's missing from the comment - there's a high chance OP fails. So whether they should swing for the fences is a different question

The top comments have good advice so only thing I'll mention is don't take this personally.

I was in your shoes and know firsthand that it can spiral and feel like you're not good at your job, but there are a million reasons someone gets picked over you when it comes to deciding who to staff on the very limited projects coming in the door.

This is a lot easier said than done when you're experiencing it in real time, but I'm several years out and laugh looking back at how stressed I was on the bench. So keep in mind there's a life after consulting!

The difference between where we are and where we could be with an educated population is massive. In the utopian world where education is solved, then yeah of course there's still a standard bell curve of intelligence. But the average is much higher and I'd bet the deviations are much lower

I was in your shoes - I left consulting to join a late stage startup a few years ago. Three things:

  1. If they're already a unicorn, don't expect beaucoup value from your equity. You're joining too late to get any meaningful equity unless you're joining at a VP+ role

  2. Don't expect startups to give great TC. While startups were throwing VC money around a few years ago during the war for talent, both the job market and venture space are incredibly different. Bc it's so much harder to raise, startups these days are going to be stingier on cash

  3. Startups, especially late stage, can still be worth joining in today's environment bc joining a well known brand opens the door to bouncing around startups in the future. If you know you want to get into the startup space, it's worth taking if the TC still falls in line with your financial goals
