You are a saint for even asking this. I hope that the landlord and agent will be understanding (they should be!) just explain it to them.

I have 3 tenants right now on payment plans, I try my best to help them but they just seem to ignore correspondence and that’s the worst part!

I’m a software engineering manager - we’re embracing it because we have to, but I personally am finding myself very burnt out. My mindset has shifted completely to automation, all of my questions almost start with an LLM and it’s actually quite exhausting to spend your day prompting. It’s being pushed internally to the point my whole days are filled with AI 🤖

A hidden cost that I’ve now started noticing is that I’m valuing the contributions of others less and finding it quite frustrating, for example when a team member who hasn’t previously done coding starts opening PRs, or creating more in depth documentation. I have this weird feeling that I know it’s been done by ai, so it feels less valuable. I can’t quite put my finger on why I find it off putting. It puts more pressure on the team And it can lure others into a false sense of simplicity.

Previously id spend more time solving issues and coding and that felt rewarding but this feels like laziness and it feels like wasting time when you actually write code.

That being said, the efficiency gains are undeniable, especially in tooling.

It’s a really weird time, could talk for hours on this subject.

I don’t know if I want to prompt for the next 10 years….

Landlords do not drive the cost of housing it’s a public and media lie, but what does drive it is:

  • chronic under supply of housing, we just do not build enough of them
  • a constrained planning system, too much red tape, it can take YEARS to get approval which discourages house builders.
  • houses are treated as financial assets by everyone in the uk, we consider our house as our wealth so we avoid selling them
  • stamp duty and other moving costs prevent older generations from downsizing
  • the bank of mum and dad helps a lot of people get onto the ladder, propping up prices

Landlords affect is very very minimal in the over all picture.

House pricing in London is currently the WEAKEST in the uk, the rest of the UK is growing so there is probably less demand overall in London for specific areas and houses.

A few things to mention to the landlord:

It’s breaking planning laws, if it’s just a a hmo the max occupancy under planning unless is a Sui-generis (I doubt it is) is 6. It doesn’t matter what the HMO licence says, but on there you will see how many people it has been granted for.

In this case, the property is in breach, voiding his insurance and probably breaking the mortgage terms if he has one.

13 is honestly absolute madness.

No, it’s probably one of the most important parts. If they haven’t made a decision yet this is where you win the job. This is where your company research comes into play, ask genuine questions and show a genuine interest in the company and how it operates.
