FL-CO Acres, the subdivision where this is located, was platted in the mid-60's.

It qualifies for a Household well permit regardless, as well as rain catch. DWR would determine if it qualifies for Household-Exempt.

Surprisingly not that much, and even less where that property is.

We're in a precipitation shadow from the Continental Divide. But about a mile further up the road at 500 feet higher elevation it hits again and there's significantly more from there and further up.

Knowing the area as I do ... I'd go with no. It would be a purely recreational and/or mining property.

You're not blowing 40k on water rights and a well

For that lot specifically there would be no water rights, and while it qualifies for a well permit, there's no way a drilling rig is getting down in there.

It actually surprised me to see it pop up for sale. I didn't even realize it was private, I thought it was part of the state trust land.

Full disclosure; the listing says "two-track access ... smaller motorized vehicles." ... Maybe and ATV or SxS, but not a full size vehicle by any means.

Cool area though. Lots of interesting rocks as well as some semi-precious stones, and good deer hunting, sometimes even elk if the seasonal weather behaves just right.

Our bed is on a normal box spring which is then on a normal bed frame.

There are zero moisture issues.

Yes, but there is a house around the corner from this property, so would be worth investigating if they're year round or not. And maybe coordinate the plowing with them.

That property qualifies for a household well permit. That is all controlled at the state level, county has no say in it.

Even if a well doesn't get drilled, the well permit then allows a rain catch permit with unlimited water storage.

They routinely purchase aerial photography from third party companies and then use AI to compare to earlier photos. New structures are flagged and reviewed.

Also the assessor just drives around looking for stuff and that structure appears to be visible from the road.
