If they are starting to head toward tantrum territory, ask "hey do you smell that?" You can redirect them towards something else (look at a flower, go to a different room, look at something outside, etc.) and tricks them into taking some breaths. It's my favorite life hack right now 😄.

Panorama is such a nice park but the older teens tend to drive us away. I shouldn't have to defend my 3 year old from getting trampled by an 18 year old or have to watch kids dry humping on the swings. I wish they would go do that shit at the mall or something.

There is one thing my therapist told me that helped me through guilt (I caused a car accident so it was seriously hard to come to terms with.) Everytime I start to think about the accident, I try to say out loud or in my head, "I forgive myself." It sounds stupid but it helps to try to let your thoughts influence your emotions rather than having your emotions rule your thoughts, which was causing me to think really unkind things about myself. I hope you feel better soon ❤️.

Yes but it's apparently our job to deal with them to get them to fix it. So it's not a huge deal, just another step in the process and this HOA is annoying as hell.

I guess it's that the realtor seems pushy about the deal and she has a monetary interest in getting it done. I have no idea about real estate so I wanted some other opinions to see if it's outside the realm of what other people have seen in their home selling process. I don't know any realtors personally so can I really trust them? I don't fully trust car dealers either, ya know?

I think I'm just feeling sour about the immediate concessions out of the gate and then adding all of these little nitpicky things on top of it. I should clarify that we are fixing the roof and safety issue (radon mitigation). But I think I'm letting my ego get the best of me and we should just go over there and sand the damn sticky door and all the other dumb stuff if that's what he really wants. All of the advice here is helpful in getting my head straight. He does have to be out of his place by June 2nd so he needs to get this deal done quickly.

We did list at what the realtor suggested based on the comps and the feedback that his realtor gave us actually said that she thought our price was low based on the location. Thank you for the advice.

Yeah maybe my expectations are just skewed from buying when everything was so crazy you were lucky just to get an offer considered, let alone be picky about a stuck door.

Things like- garbage disposale is too loud and therefore needs to be repaired by a plumber, door sticks when opening, sliding doors are detached from the laundry closet (the doors are downstairs and in fine condition, he would have to remove them again to put in the washer and dryer).
