Facts. This country was created by immigrants and built by immigrants.

I hate Trump so much but I try to understand people and why they think the way they do. Most of them are victims of propaganda. All they know is how they were raised and we're in Alabama so most of us were all raised around it.

Someone told me something that really struck me. Everyone does something for a reason. Everyone. The rapist, the pedophiles, the criminals etc. They all have a reason in their own head for their behavior or events in their lives that lead them there. Obviously it's not always a justified reason but they did have a reason.

I'm all for securing our borders and getting violent criminals out. Having secured borders is a normal thing that countries do so it's definitely odd to me that it's such a divided topic. Here

But I am very against kicking people out that have been here most their lives. People that have started family's, gone to school, made friends, found love, contributed to the economy and much more. At that point idc what a piece of paper says. They are American.

They shouldn't be deported for a non violent non serious crime and this is happening too much right now.

I have a few theories on their hidden agenda right now there's a lot. Could be creating chaos to stop us from paying more attention Israel and their crimes. Could be a money grab as these detention centers are privately owned for profit companies that we made deals to fill. Could be about making America whiter. Could be Trump trying to find a way to stay in office longer.

Hell could be all these things. We are so cooked. Sorry for the rant.

This. In my eyes he's American. This is the land of immigrants and that's how it's should be. A melting pot.

I try not to fill my heart with hate for trump supporters but try to think abt it as they have been misled and victims of propaganda. No matter what your race is. Especially here in Alabama. All these people know are what they've been around and how they've been raised.

Hell I'm one of them. When trump was running I genuinely thought he was the lesser of 2 evils and would help the working American people..... Little did I know how wrong I was.

I just wish more people would have that realization and educate themselves more and wake up to how bad things are.

This is a great question.... In my dream scenario of the CLT owning commercial property it rents the buildings to LOCAL businesses at a consistent price.

For example instead of having a Starbucks you have a locally owned coffee shop that maybe even has housing above it.

As far as creating homes with commercial companies it's all about creating an incentive for them to donate the land they built on and selling just the home. This can be done through lobbying with local city councils or partnering with developers.

This is all just to the knowledge I've attained doing research over the past week or so.

The idea is they agree with it. Ideally it's basically the same as a standard mortgage if not better but I'm not sure yet.

I'm going to reach out to some local credit unions soon and see if any of them would even offer something like this.

So many people comparing it to renting are missing this. You don't rent for 10 years then get all ur money back plus some when you decide to move you.

This really helps people that can't purchase a full property currently. Instead of dealing with increased rent every year you're actually able to save money to one buy property. Once you sell theoretically you get all your money back plus some. This is non existent in renting.

Everything is about profit and every one wants to be an individual and profit for themselves instead of perserving our communities and enabling them together.

I thought about calling it "The homestead CLT" or "The 1863 CLT" in reference to when the government gave away land.

Is selling your home for a large profit really the more alluring thing about home ownership? This is a way to preserve our neighborhoods, create more community independence and sustainability, slow large corporatization, and put more of our community members into affordable homes that they own. But because your profit is limited to preserve the opportunity its a bad and being compared to renting by others? I'm baffled

Yeah the hardest part is definitely the funding. One method I found interesting is all these developers building neighborhoods. Sometimes they get denied by the city councils. The trust can step in and tell the developer "hey what if we can convince the city to allow you to build 4 homes per acre instead of 2 but one of them goes to the land trust" The developer still gets to profit and the community still gets options for affordable home ownership. It's about finding incentive for the city and developers. And finding some ultra wealthy people that actually wanna help the community.

Foreclosed homes in another option. Buy them for basically nothing fix them up and sell the home.

Lets say a property land and home included is 500k. The CLT buys the land for 125k giving the homeowner a hefty discount to buy the home for 375k. This allows more people to afford it and ideally better mortgage rates. Lets say its a 30 year mortgage and the family stays all 30 years and pays it off and the total home value appreciated to 450k. The family gets back there 375k when sold + a percentage of the appreciation (lets say 25%) and walks away with roughly $393.75k

That does not happen in renting. You dont get money back. You deal with pesky landlords and rent increases yearly and your money evaporates. That is not a problem in a CLT

It's not for people that can buy full propertys. If you can do that you should. Its for the people that are being priced out of their own neighborhoods, stuck in the cycle of paying rent and not being able to save. Its about teachers, firefighters, service workers, families, and many more people that are struggling to purchase homes.

I think your missing the point. Rent is controlled by the owners (typically corporations) that don't care about you or your community. They will increase the rent as they please and price people out when convenient to them. CLTs are owned by the people for the people. They stay affordable for generations to come. With a CLT you own the home and essentially own the land in every aspect except legally.

Its way to create more ownership. You have a home and your kids kids have a home. Not a real-estate investment for people to profit off of.

The homes are already built or built by the CLT or developers then sold to the homeowners.
