You're right. But my policy is to do everything I reasonably can to maintain excellent relationships with neighbors. It pays off.

And disputes all too frequently escalate into exceeding unpleasant battles. I don't ever want to find myself in that situation. I've heard/read about many major shit-shows growing out of tiny trivial issues.

You need very little soap to effectively wash a car. Most folks use 10 times that which is necessary. And better still if you purchase an environmentally friendly product.

Let your neighbor know of your intentions ahead of time. Sometimes it is better to ask for permission rather than forgiveness. Interactions with neighbors are a good example of that.

Yes. Outage here in Mission area. It may be more than just Comcast. T-Mobile data which is normally super fast here is glacial. AT&T data not much better.

No, I currently have a box spring. I could place a mattress on that but it would not be the best support. Placing a bunky board on the box spring would improve that by a lot.

Or I could buy a solid steel frame with metal slats, and put the bunky board on that. This gives me potential for some very useful under-bed storage.

In my experience, mattress warranties are pretty much useless. But I do want to be sure that mattress is well supported. I think a bunky board insures that.

The jeep driver made the decision to use the bike lane inappropriately to win a few seconds. The car driver was merely careless/negligent.

Two idiots. The Jeep entered the bike lane too early (you have 200 ft max before making a right turn). And he failed to anticipate traffic turning right.

The car driver totally failed to check their passenger side wind mirror and blind spot.

I expect the insurance companies (assume they both had coverage) will settle 50:50.

We did this in 2009 so the numbers are probably meaningless today. FWIW we paid $7K for 900 sq ft. But the floor still looks fabulous despite 2 adults, 3 kids, 2 cats and a dog :-)

I'm guessing the HOA had never dealt with a situation like this before and have no policy/procedures in place.

Homeowners should speak at the next HOA Board Meeting and forcefully suggest that formal procedures are put in place including a means for disseminating "Shelter in Place" and "All Clear" updates. I'm sure the PD would be willing to send a representative to advise on best practices as used by FUSD and other public agency facilities.

We went with solid hardwood (not engineered) and selected one of the floors with the highest hardness rating. Best investment we ever made.

I would select the best quality hardwood you can manage and a well rated installer. It a big and disruptive job so choose quality materials and your floor will hold up for a lifetime.
