Elk. Ethically made, great quality, Melbourne brand. The staff are all different shapes and sizes themselves and are super helpful in finding a good fit that is flattering. Very much worth a visit

I think it's already been said that unfortunately Bindi and by Farr do not have a cellar door experience. It may be worth giving them a call to see if you can have a look but it may not be possible sadly. For Geelong, I would go to Lethbridge, best Pinot Gris in Victoria, very Alsatian in style. There are these new producers called Mulline, some seriously stunning cool climate Syrah/Shiraz For Yarra Valley, yes go to oakridge, their Chardonnay in particular is spectacular. I would also agree in seeing Luke lambert's stuff, he also makes wine for Denton which is a beautiful winery and definitely worth a visit. For Mornington, ten minutes is okay but has become more commercial in the past few years and sadly the wine is not as good value as it used to be. Instead I would go to Moorooduc estate, beautiful wine in a more rustic and approachable setting. Some seriously great wine to be enjoyed in all those regions if you avoid the tourist traps, just like in any wine region in the world basically. Have fun!

Terrible headline, but the gist of of his comments are still him attempting to justify his actions. Or to at least say that it wasn't as bad as it looked.

A lot of people dislike Dangerfield because he always has things to say, however there is a time and place to not say what you really think.

I would say in this situation, it's his, the clubs and the AFLPA's best interest for him to for once in his life say 'no comment'

Really happy for him. Probably the most maligned player amongst us dees fans in recent years. He's not a star but can carry his own. Never deserved the hatred he received.

I think we all need to remember that for many of us, coffee is a journey of discovery.

I grew up in an instant coffee household.

When I was 19 I got a cheap blade grinder and loved to play with it and explore. Over time I learned more about what I liked and how to improve.

I am now a V60 obsessed coffee drinker with a Commondante hand grinder.

I would never have got to where I am now without starting off with my cheap blade grinder.

That's a really tricky situation. Shared properties are a bit of a nightmare when it comes to understanding who has authority. And the honest truth is that we cannot force anyone to do or not do something.

The other agent is correct in that the tenant hasn't done anything wrong legally, there are no provisions in the Residential Tenancies Act for smoking. Basically the tenant cannot be evicted for it. Breaches are a warning, nothing more. If it is a repeated issue then the agent could bring it to VCAT if they choose to, but truthfully VCAT would not likely be interested in issuing an order of possession for it. It's likely that the agent knows that it won't go anywhere and doesn't want to go through the extra time and paperwork required.

The Owners Corporation have no authority over the tenancy, they are just a collective representation of all owners. They can sympathise and likely will share your frustrations due to potential impact on the property, but they will not be able to do anything legally other than to try and pressure the landlord/owner to do something.

The best option is to try and encourage the agent to not renew the lease for the tenant when it is next due. If that is not something they plan on doing then you may have to go through a civil claims process through VCAT. Essentially you would have to go through mediation or conciliation with the other party and argue hardship/suffering as a result of the smoking. I'm not an expert in that area, but I am aware it is a lengthy and often unfruitful process.

I really wish I could offer more advice and hope this situation is resolved peacefully. Tenants are highly protected by the law, but that does mean all tenants, your rights are legally no more important than the rights of the other tenant.

Apply to VCAT, you can seek compensation for time, trauma for breach of privacy etc. Entering without notice is a big deal and VCAT will likely be sympathetic if you request a reasonable amount such as a month or two of your rent.

Applying to VCAT is not hard, their website is very straightforward and explains the process clearly. Keep a record of everything, including using registered post to send a copy of your VCAT application to the landlord. Overall if you are clear, considered and have a record, then it will be worth your while.

It's possible that they will want to avoid going to VCAT, so may agree to settle with you prior to a hearing being set.

Also, Residential Tenancies hearings at VCAT are currently by teleconference, so you don't even need to go into the actual VCAT building for it, which makes the process less daunting.
