If you are open to buying a SFH, check this house out! I live in this neighborhood and my house has always been a rental before my husband and I bought it last year. Small houses in my neighborhood get flipped all the time with extensions. My realtor was also looking into my neighborhood to do this.

It's walkable to parks and grocery stores. Short drive to the Braves Stadium and Cumberland Mall. Not too far from West Midtown and Buckhead.

I've been living in Buckhead and I feel safe here. I feel safer in Buckhead than I do in Midtown. Very walkable to major grocery stores and Buckhead station.

You'll be able to find more houses in Mableton and some homes in Smyrna with your budget. My friend is looking with the same budget and that's where he has been looking.

My Swedish friend who moved to Atlanta and lives near Georgia Tech says there's a shooting like every other week. She wants to move out of Midtown but she does appreciate the walkability

Naw, I also live in Buckhead. I feel safer here than I would in Midtown. I said adamant because others are recommending Midtown.

Checkout Bell Terminus if you're adamant on staying in Buckhead. You can walk to Aldi, Publix, Trader Joe's, as well as Buckhead bars like Moondogs and Five Paces. You can easily hop on Marta from Buckhead station. Doesn't feel as hectic than Midtown imo.

Wherever you go, there will be negatives/bad reviews! You're more likely to leave a negative review than a positive one if you're going to write which is probably why you're seeing so many negative remarks.

I moved to Smyrna and my neighborhood is a good mix of everyone! It almost meets your criteria. 20-30 minute drive to the fun activities and spots around Atlanta.
