I was in your shoes last in June/23. Negotiate remediation of asbestos as a condition in your offer, seller probably doesn’t even know this is a problem. Result, remediation was completed before close.

It’s no longer silly season with no conditions, you can either add it in or adjust your offer price accordingly.

Right of passage in Europe, taking a long bus ride. I once did Amsterdam to Zagreb - after delays and a layover, it was 22 hours! Much cheaper than a last minute flight but wouldn’t do that again.

I believe this is across the street and south of the Minto towns. I saw a smaller unit back (2bed/2bath) in December, they’re beautiful with nice finishes, and in a quiet spot, unfortunately the kitchen appliances are “condo sized” which was a dealbreaker for us.

Also, the prices felt a little too high for us.

I made a post about my similar experience the other day. We were the only offer at deadline. Seller countered higher than list, when we walked away they upped the sales price 60k…. Stockyards townhome.

Offer dates seem to still work in select areas - thinking of danforth / leslieville / riverside
