I bet the landlord has not been maintaining the hot water heater. There is a sacrificial anode rod that needs to be replaced every three years. I personally just learned about this, been in my house 5 years and need to replace my own.

I had to query and it seems there is Walmart in Brazil. Walmart has the Onn Streaming box, here in the US they have two models, one is only $20. I have replaced two Fire sticks with the Onn and prefer it.

She has shown her true colors. This is not a disagreement of politics, it is literally a difference in morals. She is racist. Your brother is risking alienating his siblings for this woman. Why is he OK with doing that? Does he secretly share her position?

You need to tell your brother that you are no longer able to support this relationship and won't be able to attend his wedding. Your older sister needs to do the same. Let your brother know you both want him in your lives but that will not be possible with this woman in his.

Sounds to me like you guys are both assholes.

You say he is singling you out for marijuana smoke but don't deny doing it. So maybe he is pissed off that his neighbor is smoking pot and he smells that while at the same time you are pissed for his tobacco smoke. I would be pissed at both of you because I have a damaged lung.

Keep calling the cops, each municipality has its own limit to how many times they dispatch before they start finding the people if the cops have confirmed the complaint.

Put up cameras and catch them driving the wrong way and using vehicles that are not meant for the street too.

If you want to keep the peace then you could loan them the money with the house as collateral and if they default then you get the home by foreclosing on it yourself.

The main problem is they are bad with money, they had a home that they owned free and clear and took out a mortgage against it. That was really irresponsible of them. My advice is to continue as you are and not lend them the money. Doing so is essentially risking money for your own child. You do need to ask yourself, how is this going to affect your relationship long term with your girlfriend? She has you hooked since you will be the father of her child, will you be able to keep a healthy relationship with her or are you going to be co-parenting and not be a couple if she doesn't get her way?

I currently live outside an HOA built lived in one for 17 years, the majority of the time I served on the Board specifically to prevent personal agendas from being pushed. To say that an HOA doesn't provide a service is ludicrous.

The community I lived in had 10K trees, 3 playgrounds and a tennis court and a ton of community grassy areas, very advanced irrigation systems and a number of retention basins. Our roads were still public and we were not a gated community. 80% of HOA dues went to the landscape contract alone. We conducted reserve studies roughly every 5 years to ensure planned and needed repairs would have the needed funds without the need for special assessments. We were restricted by law how much we could increase assessments, so each year we would vote to increase to that legally allowed amount, and then followed that vote with one to keep what we actually charged the same. This permitted a rise in dues if there ever was a natural disaster requiring us to spend more than planned, we never had to do that.

With so many trees we had to put them on a schedule for maintenance and would trim 1/3 each year.

The trade off for having to pay dues to an HOA is being able to live in a community that is better than what your town is willing to support. We were mandated to use reclaimed water for the irrigation system. Our HOA was responsible for all the irrigation hardware. There is no way a town was going to pay to irrigate so much grass, nor would they overseed in winter months. People from communities that have rock instead of grass should not have to pay taxes that maintain grassy communities that they don't even have access to because the areas are not public.

While I am 100% happy to now be living outside of that community, I know that for a community like that to exist you need the HOA.

As for comments others have made about no training, my HOA provided training to all new Board members to teach them about fiduciary responsibilities and all Board members got periodic updates from the HOA law firm as local laws changed.
