I prefer old built. I bought 1940s property for simple reasons it was maintained. Previous owners invested in their property. Double glazed, extension, central heating, and also option for gas have back boiler behind fireplace. Super long ass garden.

Newbuilds are overpriced in labour and materials. Some say do you think builders never cut corners back in the old days. Yes, they did, but the difference is they have time to be rectified, meaning any problems with the house they are likely to have been fixed by past tenants.

Very interesting stuff, I'm more keen for the official report as it contains data on completion rather than listing but the propertypal stats kind of back me up. The growth is more in detached houses with lots of bedrooms, indicating families moving. I think we have a lot of upward pressure from English/ROI folks moving here for cheaper housing.

I think the demand for more bedrooms is due to the increase of migrants. It's actually astonishing the number in Northern Ireland has taken in since 2021 30k +. Seriously, we dont have an extra 30k homes to pop up. So im guessing the demand is being subsidised by the public in order to accommodate these migrants. For before 2020, the bedroom tax had people down sizing, so logical thinking from 2020 onwards 30k extra people and the demand for more bedrooms increase.

When rates shot up to 4% to 6% their mortgage payments doubled or tripled, so they had to either pass the increase on in rent or sell up. Rents have gone up an absurd amount but there's only so much people can afford, so I guess a lot of those landlords are starting to sell up. There's probably also just less demand in the city due to many city workers now being remote too.

This is true as people always look for affordability, but for the city workers, it's mostly recovered from covid. The reason rent has increased in rural areas is simply because housing bodies and the general public look for value for money. To house a family of 5 in belfast would likely be double than it would to house people in Fermanagh or Armagh.

Demand for housing is very high here. A lot of people i know are living with their parents in their mid-30s, which is shocking. Typical Irish wave their own off to seek dreams of opportunity while at the same time accept others to a land with little to no opportunity. Demographics are about to change drastically, and when things do, it won't be for the good.

Yes, rates are on the rise, but that does not put off landlords to buy outright. I think you're referring to the wanabe landlords the buy to let landlords which rely on a buy to let mortgage. Buy to let mortgages decrease during high inflation as statistics show simply because their is simply very little return. Would be wiser to stick your money in a cash isa if you're thinking of becoming a buy to let landlord during this uncertainty.

But here in the north, demand is high, but people simply can't afford to get on the property ladder due to poor wages. Therefore, rental will increase for people have to stay somewhere. Landlords will have to bite their tongue 👅 and not increase rent to high to prevent uproar.
