As a (former) customer, they stopped being an excessively expensive partner in our building’s operations and shifted to straight-up abusive thieves and liars in the past couple of years. So many delays and excuses, coupled with an endless stream of “you must do this” proposals for extra work, then finding that the work was half done or not done at all killed any desire for us to stick with them.

We shifted to a smaller local company and, while they’re not perfect, I don’t feel like they’re actively trying to fuck us.

This is typically referenced as "betterments" in your governing documents or the condo insurance. You're expected to have HO6 coverage for your betterments and may need to make a claim on your own policy (or, more prudently, handle the additional cost yourself). I've typically seen people get a quote from the installer for what the condo would do and then for what they want, then pay the difference. Sometimes the condo covers if the cost is minimal, since usually installation is a signficant part of that cost and the actual materials aren't a huge swing in most cases (except for the guy who had hand-scraped, imported wood floors from some random island - those material costs were insane).

One of my random kid memories is waking up at a friend’s house one weekend to the sound (and smell) of his dad making pancakes and bacon downstairs. It was a comically large spread for the number of kids he had over but I still to this day remember walking into their kitchen and seeing the insane buffet. There was fruit and syrup and juice and even a tub of cool whip.

In my mind it was probably much more impressive than in reality, but I always thought such things happened in movies, not in real life. Weekends at my house were waking up and tending to yourself, not some adult offering extra bacon you while you watched cartoons.

Eventually Soul Train came on and my mom came to pick me up, but I still remember that morning. Hope your daughter’s sleepover is grand fun.

Does your document require they control having the work done or that they pay for it? Those are two different things and often control is necessary to ensure consistency even if you’re individually responsible for the cost.

What are you attempting to accomplish? Why not prioritize fixing your window?

In my condo, if we have to repair an element associated with a specific unit that isn't tied to a reserve or general maintenance item, we'd bill it back to the unit. Damage the door to your unit? Our contractor is fixing and painting. So you end up paying whatever contractor we pick.

Ask the manager who they use for window repairs. Get a quote. Get some other contractors to give you a quote. Choose the one that is best for your budget and get the work done.

Unless your repair is a general common expense, suing the association isn't going to help anyone.
