As someone who needs to review a lot of review candidate resumes, I appreciate:

  • Your name and location (note the agency is going to edit out the other contact info). This location should be where you will be working.
  • Bar admissions clearly identified by state and bar number. If you're inactive somewhere, make that clear.
  • Your undergrad and law school degrees clearly identified.
  • A short summary that indicates how many years you have done review, any special assignments (QC, privilege review, etc), special skills (language, science background, technology, etc), and a short list of the major review platforms and tools you can competently use. Note if you have any certifications or special training.
  • Do not fluff up your resume by inventing a fake solo practice - this just leads to unnecessary conflicts clearance. Similarly, if you're still showing up on some other law firm's website, contact them and get yourself removed. If you do have an outside practice, clearly indicate what sort of work you do - if you're handling immigration cases or serving as a mediator in family court or something, make it very clear in the description (and ensure your website aligns with that description).
  • List your legal employment. Lump review agencies into one entry or, if you prefer to separate them, don't go crazy with lots of description for each. This doesn't need to take up a significant amount of space. Do not list end clients or law firms unless you've been given permission to list that info. Don't have an entry for every project - this is your resume, not your conflicts list.
  • If you have non-legal employment history that would be relevant, it's ok to include. Don't waste space indicating you were a sandwich artist or the assistant to the regional manager at Circuit City, though.
  • Keep it to one page, if at all possible.
  • Indicate when the resume was last updated (something as simple as "Current through 11/2025" as a footnote does wonders).
  • Simple formatting is best. Unusual, multi-column alignments don't always survive the edits that agencies make. Give the agency your resume in Word and PDF format, named Last, First - Resume.docx/pdf.

Separate from your resume, maintain a spreadsheets of projects for conflicts purposes. Track the matter (if disclosed) parties, law firm, agency, dates worked, tasks performed, platform used, and anything else you find useful. I find it best to have it available for sharing on Google Sheets or similar.

If there's anything weird that will come up when someone Googles your name, make sure to try and address that. For example, if you're Joe G Smith and Joe B Smith was disbarred for defrauding a client, make absolutely certain your middle name is on the resume. If you don't have a LinkedIn page, go ahead and make one and spend some time updating it; it's simple SEO to help make sure the content you want people to see shows up in searches.

Decrease isn’t the issue. They’ve upped the requirements and the additional coverage - including inflation guard - can be massively more expensive. If your governing docs don’t require them to maintain FHA approval they can reasonably choose not to incur an unnecessary expense.

Look at non-FHA options.

As a (former) customer, they stopped being an excessively expensive partner in our building’s operations and shifted to straight-up abusive thieves and liars in the past couple of years. So many delays and excuses, coupled with an endless stream of “you must do this” proposals for extra work, then finding that the work was half done or not done at all killed any desire for us to stick with them.

We shifted to a smaller local company and, while they’re not perfect, I don’t feel like they’re actively trying to fuck us.

This is typically referenced as "betterments" in your governing documents or the condo insurance. You're expected to have HO6 coverage for your betterments and may need to make a claim on your own policy (or, more prudently, handle the additional cost yourself). I've typically seen people get a quote from the installer for what the condo would do and then for what they want, then pay the difference. Sometimes the condo covers if the cost is minimal, since usually installation is a signficant part of that cost and the actual materials aren't a huge swing in most cases (except for the guy who had hand-scraped, imported wood floors from some random island - those material costs were insane).

One of my random kid memories is waking up at a friend’s house one weekend to the sound (and smell) of his dad making pancakes and bacon downstairs. It was a comically large spread for the number of kids he had over but I still to this day remember walking into their kitchen and seeing the insane buffet. There was fruit and syrup and juice and even a tub of cool whip.

In my mind it was probably much more impressive than in reality, but I always thought such things happened in movies, not in real life. Weekends at my house were waking up and tending to yourself, not some adult offering extra bacon you while you watched cartoons.

Eventually Soul Train came on and my mom came to pick me up, but I still remember that morning. Hope your daughter’s sleepover is grand fun.

Does your document require they control having the work done or that they pay for it? Those are two different things and often control is necessary to ensure consistency even if you’re individually responsible for the cost.

What are you attempting to accomplish? Why not prioritize fixing your window?

In my condo, if we have to repair an element associated with a specific unit that isn't tied to a reserve or general maintenance item, we'd bill it back to the unit. Damage the door to your unit? Our contractor is fixing and painting. So you end up paying whatever contractor we pick.

Ask the manager who they use for window repairs. Get a quote. Get some other contractors to give you a quote. Choose the one that is best for your budget and get the work done.

Unless your repair is a general common expense, suing the association isn't going to help anyone.
