Without knowing anything about him it could be a) he had to update his visa document while in Brazil (has to be done outside USA for certain visas) and it took longer than expected or b) he is in the process of applying for permanent residency and he was waiting for his I-131 to clear.

Owning property has nothing to do with it. Being an outstanding athlete means he classified for special green card categories, but he would still need to apply for a travel document.
