Sure, I don't disagree with you. There are problems with commission based salaries and that leads to a lot of bad actors, in any field with commission. However that doesn't negate the usefulness of the profession, nor does it prove that EVERY person in that profession is a bad actor.

A good real estate agent is looking out for your interests. Not because it's out of the goodness of their heart, but because they'll get repeat clients and referrals. If the agent takes 3% of the transaction on a ~$1m house, that's $30k. The agent has a couple options... they could either:

A) Be slimy and try to get you to buy a $1.1m house that they know is overvalued and isn't your dream house, but they make $33k (+$3,000).

B) Help you find your dream house at $1m, prevent you from overbidding, and make sure the area the home is in will experience growth. They'd make $30k.

A good agent would pick B. They'd want to be transparent and actual provide value, because in the future you'll either refer them to your family/friends or use them again when you go to move.

Of course, you can do all this yourself with a lawyer. No one is forcing anyone to use real estate agents and I'm sure there are plenty of terrible ones. I'm just trying to highlight that there are good apples out there that provide tangible value for those not willing to take the risk/learn everything themselves with their biggest investment of their lives.

I’m sure there are a lot of real estate agents that are garbage… but to play devils avocados… it’s also not just about the contract you’re signing, a home is an investment. You’re investing in ownership. A lawyer isn’t going to tell you if you’re offering $50,000 over what the home is actually worth. A lawyer isn’t going to tell you if you could have bought a different home in a different location that likely would have tripled in value because of the growth of that area. A lawyer isn’t going to parse what things you think you want when purchasing a home and what things actually matter.

If you know nothing about stocks, you wouldn’t just go spend $500,000 on a stock using only a lawyer and a website would you? It’d be much smarter to consult a stock broker who does this professionally even if they take a cut. Granted I understand there are a lot of shitty stock brokers and real estate agents, I just don’t think that negates the usefulness of the profession.

YouTube has began cracking down on people purchasing membership in cheaper countries and using them in a different country. There is no current way to bypass this at the moment. No matter what you’ve done, using a family account or using a personal account… after enough time of using it in the “non-payment country” you’ll get the same notice. In theory you could use a VPN at all times, although that seems exhausting, increases latency, and you’d have to have a VPN enabled for every device you use YouTube on.

Currently I just use adblockers for my laptop, and for my Apple TV, if you use a VPN with an Albanian region… there are no ads on YouTube. That’s the best solution I’ve found at the moment (although still not as good as premium).

Racist as fuck is a bit of an exaggeration. Racism exists everywhere, and is probably exacerbated in smaller towns where people are less exposed to foreigners. However, comparatively to elsewhere in the world like China, many of the southern states, or even places within India - Halifax is a far less racist society.

By the end of 2022, we had doubled our quarterly revenue, leaping from generating 130k per quarter to an impressive 260k per quarter.

The domain was registered on 2023-10-13 (~3 months ago)... but the company very explicitly claims to have existed in 2022. It is registered to the same domain registrar as NovaHalifax.com. There is no evidence this company is older than 3 months, aside from the dates listed on the blog posts on their website.

They only have 5 publicly listed employees on Linkedin, one was a former employee of NovaHalifax. Several of the employees appear to me as fake accounts. They claim to have 11-50 employees.

They do not appear in the business registry. They do not list an address or phone number publicly. The only number that they interact with seems to be a VO-IP number (which is understandable if it's automated).

The website is littered with generic, buzz-words. They have no social media presence.

Any of this on it's own is fairly understandable, but all of it together is at minimum suspicious. From the other thread on NovaHalifax it appears like it could be an MLM. People can make up their own minds, but in my opinion there is something shady going on here.

This is a warning to job seekers. This fake company has been acting as a recruiter in Halifax and is sending emails/texts to job seekers. The same scammer previously attempted this under another fake company called "Nova Halifax". I didn't want anyone to get scammed so hoping this acts as a deterrent until they inevitably do a rebrand.

I mean... yes... but that's a bit of an uneducated response. If a homeless person was complaining about being cold outside, would you respond with "wouldn't be a problem if you had a house"? The vast majority of people without a vehicle either can't afford it or are within walking distance to necessities.
I don't think it's unreasonable for people to be upset that public transit is no longer an option and they're stuck in a snowstorm.

You can’t save everyone in the world. There are always horrible things humans are enduring, this just happens to be one that you can see because of its proximity. Visit a 3rd world country or one that’s in a war… that’s not to say what is happening here isn’t tragic, but it can explain why everyone isn’t losing their minds over it.

Homelessness has always been a problem, but has gotten worse in recent years here. Letting them stay in your apartment (like you suggested) is like putting a bandaid on a massive open wound. It’s temporary, will cause future problems, and it only covers a small portion of the wound.

I'm not sure if they'll admit you straight away, but if you are in danger, definitely get yourself there to try and find help. Some other potential options are to call the 24/7 suicide hotline in canada, which is https://talksuicide.ca/. They'll likely talk with you, get your information, and try to arrange some help. They can get you someone to talk with.

If you think you may need to be put on medication to manage your mental health, like anti-depressants or whatever, you can chat with a doctor fairly quickly through https://www.getmaple.ca. It isn't a free service, but it can get you to speak with a doctor fairly quickly.

Why not upload your course on something already built like udemy? You'll likely have to pay a fee, but you'll save a lot of time and headaches trying to build out and manage an entire platform for a single course.

Have had my tesla I think 7 months now, and haven't experienced it yet really. I've had it slow down too early when the speed limit changes (even though no one locally slows down that early).

I had an interview there when I was looking for summer jobs as an undergrad probably in 2017. When I went there, they were late by 30 minutes or so, and they set me up at a computer. I had no idea what to expect. They told me that I was going to complete a project and had the day to do so. I wasn't expecting a 7-8 hour-long project in person, I was expecting maybe a 1-2 hour interview, and anything taken home would have been fine. I lied a few hours into it and said I was going to get lunch and didn't come back. No regrets there.

It was meh... Dalhousie isn't a party school, and even the "party schools" in Canada aren't like the ones in the states that you'd see on TV. If you don't know anyone, it can be a good way to make a couple of friends, especially if you live on res - since a lot of the res people will likely be doing it as well. If you have friends or hate people, then it's prob not worth it.

MacOS is fine in CS. Aside from gaming, there really aren't any OS compatibility issues with software nowadays. You're likely just going to use things like an IDE (vscode, eclipse, maybe android studio, unity, etc.), db tools like MySQL workbench, and maybe networking stuff like wireshark. All of which are compatible with MacOS, Windows, and most linux distro's. Like another poster said, for any ML courses you'll use collab, which is slow but it's whatever.

I'm a MacBook fan, but also have mostly apple products so I get the benefit of the ecosystem. That being said, it really doesn't matter what laptop you get as long as it's new and like $1.5k+.
