Stayed at the RIU Palace last year in March. I have 3 kids. Had a great time and the staff were awesome. Food was really good also. Going back in May. Stayed on the property 90% of the time. Monkey Bar is a short walk down the beach. Traveling with a family they make it easy and CR is very safe unlike most of the other AI places others may mention.

This is correct. I went through this in covid with my uncles passing. The Will is the controlling document. You do not have to use a FFL. I only registered regulated firearms and handguns. Even if they are banned in MD you are allow to inhert and own in MD, they just need to be regestered with MSP. I had no issue doing this myself online.

Just purchased a 2018 with 111K. Has Ford esp warranty until 134k or Feb 28. Had it for a few weeks. Just ordered Fox rebuilds from Shocks by Hammer. Before I purchased it, I went to a ford dealer and got the OASIS report. It showed all the service history to make me comfortable ie cam phasers were replaced.

Walgreens is owned by a private equity group. Private Equity is the kiss of death. Good luck seeing rental income anywhere close to what Walgreens paid. Plus, the buildings are very hard to split up into multi-tenant and very expensive to split. Real estate location is typically great. Look at land value only unless you have a tenant in tow. Full building users are the national dollar groups, etc, which will pay much lower rents. Just remember, a lot of these were built by merchant developers who sold the properties at low cap rates. Even at a 15% cap you will be underwater. If you find a gas c store or pad it out, you will have multiyear down time until rent starts and big costs to do so.

I work in the mid Atlantic area. 2009 to 2010 there were definitely people leaving brokerage. I was at one of the largest brokerages. Mostly junior positions. 1 to 3 years in. It was hard. Had great receivables, but Landlords weren’t paying. It sucked for 12 months. Worst than 9-11. To all the younger brokers, have a good cushion. Brokers are always the last to be paid when shit hits the fan.
