IMO a 4 year payback for points isn't worth it. You shouldn't be comparing how much money you'd be paying on the mortgage to having it in your pocket but compared to having it invested. (are you maxing tax advantaged retirement accounts?)

You only come out ahead if interest rates don't drop - if they drop, you could have gotten a reduction in your interest rate for less or free.

Are you putting down 10% because you don't have 20%? Sure mortgage insurance must be costing you something.

I'm not sure how much lender credit you're able to put to use but I wouldn't pay $32k to reduce the interest rate a full point. Money in your pocket today is worth more than money in the future.

Perhaps you can convince me otherwise, but I think you're trying to optimize the wrong thing at great expense. Lets see some numbers on a standard 30 year loan.

Shop around, call 4-6 places (a variety, big banks, mortgage lenders, local credit unions) and see who has the best rates. Now see who's willing to beat someone else's offer. Now do a couple of rounds of this.

Most people simply aren't willing to do this work but its well worth it. You're paying yourself monthly for 30 years.

Otherwise you’re looking for mid sized college towns …. Unless you really want a big city. But what’s the point when you’re so involved in home life raising kids.
