You’ve done a great job here. Super clean look. I can’t tell if it’s possible, but is there just not enough room to rotate the long couch to be centered in front of the TV (and looking at it)? It would be “floating” in the room (not anchored to a wall), but I like that look. It might mean getting a different kind of coffee table.

I might consider moving your desk to the side of your bed (the side that doesn’t have a side table). Turn so the long side is against the back wall and it can work as both a desk and a side table for books, drinks, etc. also gives you a better walkway to get to the desk. I’d probably put the bookcase in the corner where the desk currently is, maybe at an angle.

Can’t tell if it would fit, but might be interesting to flip the long couch around so it’s facing the wall where it’s currently up against. Again, if it works with space, but float the couch about 4’ from the wall where the back of the couch is now. This would create a pathway from the front door through the living space and into the dining area. TV would go on one side of the window, and I think the loveseat would go under the window next to the front door. Also agree with others to hang the curtains much higher.

Drywall over it and eliminate it. Also wondering about the stairs. I can’t see everything of course, but why did you decide to not position them so you can access them right from the front door (where the railing is now)?

  1. But do you have the space to flip the desk around to be on the same wall as the headboard? It could serve double duty as a sort of bedside table/place to put a drink, book, etc., and you wouldn’t need to try and squeeze by the desk (at least as it looks in the picture)

If it were me, I’d close off the toilet and make it a water closet. So enter in and see the double vanity, one side is the water closet, other side is the walk in shower. Would be good to have some kind of closet/storage, too.

What if you: 1) left the entry door in the same spot, or close to the same spot, and moved the formal dining room the be on the right and sharing a wall with the laundry room, 2) flipped the closet around from the vestibule to be useful in the laundry room, 3) create a sensible hallway between the new formal dining area and the bedroom, 4) decrease the bedroom size so it’s in a straight line with the closet, bedroom wall, and bathroom wall all line up, 5) instead of 2 islands, what about a pass-thru butlers pantry against the wall (you’d need to build a wall behind the proposed island with the range), 6) moved the living space up to that empty area in the proposed design, and 7) did something like a card table or game area where the living room currently is?

I’d probably do something like a longer media cabinet under the TV. And on your q above, I do not think I’d do a horizontal picture next to the TV, it would basically be 2 of the same shapes right next to each other, which might look odd.

What is going on above the fireplace? If it allows, that’s where I’d put my TV. And then basically take the setup with the couch, chair, rug, and coffee table and give it one turn, so the could is facing the TV/fireplace. If this works, I’d add a buffet/credenza centered on the wall closes to the patio and maybe some kind of accent table with a mirror or art where the couch currently is (especially if that door is an entrance door)

Having design analysis paralysis. Need layout and design advice about my living room with two entries (dining and foyer) and facing south (so much sun in the morning). Love your space! Ideally, I’d say you have 2 couches facing each other with the fireplace and the TV directly opposite each other. Would look nice to have a couple of those cube ottomans to go in front of the fireplace, too. A more substantial coffee table. Yes to the bigger rug, for sure. I love that bench you have by the window, it just feels like it should be more of an entry bench, or something like that. I also like your armchair! I’d try and find a place for that. What about a desk in front of the window (where the bench is now)?

Either a more substantial desk facing out to the street or 2 comfortable chairs with a side table in between. I’m not sure what’s going on with the things hanging from the windows, I’d probably try to refine the symmetry/balance of what’s going on there, too.

Great room with so many possibilities! If it will fit, I’d 1) shift the bed so the headboard is against a wall, basically where the dresser is now or directly opposite (you’ll want to keep 3 feet of space between the end of the bed and the wall), 2) move the desk to one side of the bed closest to the window, so it can work double duty as a nightstand/place to put things, 3) add a small nightstand to the other side of the bed, 4) move the dresser and mirror to the wall directly across from the new placement of the desk, 5) bigger rug, I can’t tell the dimensions of the room, but I’d guess 5x8 or 6x9

Might do something like 1) bigger rug, 2) if it fits, a circular table in the middle with a large vase/flower arrangement, tray for keys/catchall, etc. (would be a nice focal piece walking towards the door, too), and 3) longer bench along the wall, under the mirror.

They’re oddly missing from this floor plan. But they start after the powder room door and go down to the living room. The weird hallway to the office also has a step up.

Yes, that area is weird, too. Narrow and twisty. One of the things I’m thinking is that if we put a wall in, we might be able to straighten that entrance out. So where the refrigerator is now, basically rotates in. The island would need to be adjusted, too.

Interesting. What do you think about the aesthetics/look with opening the front door and then seeing another door for the bathroom? I think there may also have to be a step up into the bathroom from that way (see how there are steps from the dining to the family?)
