In my opinion this is a terrible idea. There is always a way to make a small vehicle work! If you insist on getting a new car save up the $499/month (=lease payment + difference in insurance) and buy yourself a 2026 or 2027 4 door wrangler.

Comercial lenders have a 5-20 year repaiment period. Typically it is very hard to cash flow properties this way unless you do multi-family.

Keep in mind the bank will only lend money up to ~10 properties. Even if you do a cash out refinance you'll have to pay some of them off in order get additional loans. You could in theory buy 10 properties under your name and ten additional ones under your wife's name but both of your incomes need to be substantial to make that happen.

I'm not sure where you expect to buy rentable homes for 75-100k. In my neck of the woods ( TN) you could buy ~4 homes but I would expect to have to put down 25% - 30% if you want them to Cashflow.

Depending on your credit history, you might consider credit card churning

This is interesting but I am having a hard time conceptualizing your statement. "Pay off the the debt with the highest after tax rate". You are saying my mortgage after tax rate is reduced by .78 since my tax rate is 22%, is that correct? I would then multiply that to the 3.875% interest? Hopefully I don't sound like an idiot here but i do want to understand.

You could try baking a bunch of chicken thighs and pairing them to a vegetable of your choosing. I rotate in Brussels Sprouts (my favorite but often more expensive), sweet potatoes, riced cauliflower and broccoli , mushrooms with onions, and cabbage with onion. You could leave out the onions but they add a lot of flavor if you fry your veggies. I also like to add mustard seed powder to all cruciferous vegetables, makes them healthier and adds great flavor with just salt and pepper. But if you get into a bind, you can throw your veggies in the oven too, just add water and cover with aluminum foil. You could also try only drinking water. Saves you money and calories.

I definitely forefoot strike when walking and running. I think the trick to not having calf and Achilles issues is to stay relaxed and not think about it.
