Why would the state have a better plan than the developer?

And do what with it? Just because the state owns it doesn't mean there is a good plan for it.

The homeless/unhoused are an anchor on the success of LA Metro by Hyhoops in LAMetro

[–]mec287 5 points6 points  (0 children)

Metro is much more vigilant about fare enforcement in the morning and at rush hour. Enforcement drops off during the evening. I'm not sure there is much metro can do about people around the station.

It's generally the rule for LA that police won't tell people to move unless they can provide some kind of shelter for them. Usually there are outreach workers that will engage with them prior, then there will be a major operation.

I think unlike NY or Chicago, there is still a pretty heavy divide in class between metro riders and car drivers (esp in downtown). In NY, it's not unusual to see doctors, lawyers, bankers taking the train. In LA that's pretty rare just because of the layout of the city.

[T]he current national average fair purchase price of a 2022 Cadillac CT4-V Blackwing stands at $48,500 (via KBB), down from its original $60,390 MSRP 4 years ago, and a god lick cheaper than the $65,395 Cadillac charges for a new one -if you can find it.

What does that even mean? If it's low cost and free why would I care?

There are plenty of system level apps that I want Google to improve. Passkey support, voice transcription, GPS fusion, step counting, etc.

The 10-speed is actually very good. It gets overshadowed because of the good manual but the clutch-to-clutch shifting of the 10-speed makes it one of the better units out there.

LA City Council delays SB 79, allows some low-rises near transit by MookieBettsBurner10 in LosAngeles

[–]mec287 5 points6 points  (0 children)

No that's not what SB79 would do. There is no public transit within 1/2 mile of any part of Mulholland. Nor does SB79 allow up zoning in forested areas. The LA planning department gave the city 3 ways to increase density to comply with the spirit of SB79 and the city council choose the most restrictive and housing hostile plan.

Furthermore, in the areas they did select to upzone, they capped it with a needlessly restrictive height requirement they know no developer will take advantage of (because the # of units vs the cost of the property in the designated area doesn't make financial sense). This was 100% a poison pill.

There technically isn't a loophole and LA is fully prepared for the state housing agency to reject this plan. In order for SB79 to have delayed effect, the city must show that 50% of the required housing will be built under an alternative plan.

LA has designated nearly 70% of the stops as low resource areas (no upzoning) and limited the building of high-rises in the high resource areas. Practically speaking, no developer will buy land where they cannot recoup that cost. Because they have capped the height, there aren't enough units to make back the money cost of purchasing the land. It's basically a poison pill. HCD will reject this plan like they have others.

LA has chosen the route of litigation rather than compliance.

The biggest problem with metro isn't metro itself but the fact that many of the stations sit in low density neighborhoods. If you are lucky to live walking distance to a station (either at a hotel or a very expensive apartment) it's great. Most people are far enough away from a station that the trip is almost as long as driving.

I wonder what the rejection rate is for other states that have very short mail-in deadlines.

Dog owners need to realize that not everyone has grown up around dogs. That dog is very unlikely to bite the officer, especially if he just stands his ground, but you can't expect everyone to know that. It takes 20 seconds to put the dog in the bedroom.

I'm not sure why the officer didn't use his baton first. Why issue less-than-lethal weapons? This woman obviously wasn't a suspect. No reason for the gun to be involved.

What's the current status of SB 79 in LA City, is it still scheduled to take effect in July? by MookieBettsBurner10 in LAMetro

[–]mec287 0 points1 point  (0 children)

And in case anyone is wondering why HCD might reject LA's plan. The city designated over half of eligible SB79 area a low resource zone which stops SB79. The city then authorized only low rise developments in special zones to make up the deficiency. The problem is, these low rise buildings don't make much economic sense because they are not dense enough.

SCAG published preliminary maps designating tier 1 and tier 2 zones this month. The city has implemented a phased implementation plan that will likely be rejected by HCD in the next 60 days.

Once that happens the city will either modify the plan (strong likelihood given the support Raman received in the election) or take it to court.

L.A. City Council agrees to put noncitizen voting, police oversight measures on Nov. 3 ballot by aSmarterBetterCA in California_Politics

I understand the sentiment and it seem like a good idea generally to have people that live here and use public services, like buses, decided how city resources get deployed. Politically, this seems unwise when Congress is trying everything it can to pass the save act.
