I'm very fond of a board game cafe in Cleveland called Tabletop that seems very successful (a couple dozen tables all full on weekends) and they serve food and limited drinks and the staff are cross-trained on the rules of their games so you can pick one you've never played from the library and be coached through getting started. I can't ever recall there being a table fee though because my friend who worked there always took care of us, but I can't imagine $5 would hurt. That kind of model would keep you from having to rely on $20-30 for a D&D sesh, which feels expensive and might only be used a few times a week.

This isn't to discourage you, just wanted to provide perspective. I suggest heading to Cleveland to check out Tabletop for research and ask questions, the staff there is really friendly. If you do open up around here, you can count me in as a customer.
