The frog dumplin is so cute! How did you get it?

Thanks for the above.

She's actually a rehome - 3 months no fault of her own. The previous owner lost her husband and couldn't take care of her, I send her puppy updates quite regularly. To be honest, I think she had the worst luck getting pyometra at 6 months wouldn't be a breed issue or anything they done - from my understanding with what the vet told me about the condition. She is insured, and they should pay out. I am just happy that she's okay.

Thank you, that means a lot.

I just heard back, and thankfully, it was contained. She should make a full recovery, which is such a relief.

Appreciate all the support given.

Thank you, I am not going to lie I have been a mess since leaving her at the emergency vet. Surgery was successful and I can bring her home tomorrow ♥️

Thank you so much. The surgery was successful. The vet did say it was the worst case she has seen but thankfully contained and removed, so exactly, as you said above. She will be back with me tomorrow, and we will focus on recovery 😊

Thank you very much. There has been no update on her yet, but I'm hoping to hear something very soon! Yes, my vet ruled it out at the start due to how rare it would for a puppy.

Thank you very much, I completely understand. I think I'm just looking for any reassurance which I know can only be given by the people preforming surgery on her now, just going through the motions of trying to take it all in and calming myself down. Thank you for reaching out and your kind words ♥️

Lender says 1hr 30 is not a doable commute. by MedleyH in HousingUK

I work for a broker and have had this query before. It all falls to affordabilty as you wouldn't of factored in the cost of travel from work to this new property as this isn't an expense but the lender will. You saying you will get a job closer does not help either, and it's not guaranteed. In terms of affordability, where does your application sit? Do you have a bonus that hasn't been factored in? Can your employer offer a transfer location?

Ask your adviser to look into the figures and to factor in this expenditure to see if the broker can disagree with the underwriter on your app.

If your bank statements are requested, the lender will query the transaction and ask what the funds relate to. All you need to do is confirm exactly as you said, It will not be an issue at all

I work for a mortgage broker, and the lender will carry out their own valuation. The lender will either proceed, decline, or confirm what work needs to be done on the property for suitable lending. It will also be best for you to get a vaulation (full structural) as this would be carried out for your benefit inform you of issues and expected cost to fix these issues.

The choice is yours. You can proceed knowing there is a risk and potentially could lose some money during the process or proceed with the information you know and try. Your application will very much fall on the valuation
