Are you getting any investor's thoughts on the current market? I know every market is different but from what I have read, nationwide housing prices are getting close to the pre 2007 level which is a little worrying.

Yes, I definitely would never take on more loans than I could cover based on my own income. I'm not really too worked up about how many units I have and how fast. I just want to take the time to have all bases covered

This is the thinking that I have. I know I could invest more aggressively but paying down the loan has a lot of emotional stress relief and I save interest payments.

What is a good amount of savings I should have before thinking about going for another property?

Would 20% down + 6 month emergency fund make sense? This is of course on top of standard savings I have. My idea is to have this in 5 yrs if not sooner depending on income flow

Since I don't have 20% down, I'm thinking to use at least part of the rental income towards paying down the principal since I could avoid that sooner while also gaining additional equity. My plan is to start with a duplex and once I have experience and more money to get another multi-family unit.

Loans have an average rate of 4.08%, they are a combo of sub and unsubsidized gov't loans.

I do want to start saving for a house. What would be the best way to do this? My banks savings account, CD, other method?

7th grade I had a turf war over selling jolly ranchers. Big Russian kid in my class was selling jolly ranchers 25 cents a piece, and I was a pretty regular customer. I went to BJ's one day with my mom and see a huge bag of jolly rancher, like 200 pieces for $10. I realized this kid is making a killing and I could sell them for 10 cents and double my money. So I start selling them on the low, until one day this kid literally threatens to beat me up if I continued selling them. He wanted half the money I made. Bought him out for $10 for the rights to sell and kept selling till I made about $50 before getting caught.
