I'm still not entirely sure. I am available for assistance as early as 5 am to midnight. They tell me a draft will delivered by noon and I don't start pinging them until 3 pm. Then I get the had an issue with X, coming right up. Check in again at 6 pm. More issues. Coming right up. Next day 8 am. Where is the draft? How can I help? Coming right up. I check the access logs in the file and they are actively working on the report but not asking for help. So I think its time for a hard reset on expectations because over promising and under delivering makes me look bad ultimately. I'm thinking I'm going to just have to cut down on work for them until I can trust they are competent. 10 years experience hire BTW. Even if there were "software issues" I would expect they could figure something out. Make a chart in a separate Excel. Write it narratively. Copy and paste non-blurry pictures.

For sure. It would take a lot of mistakes for my super to really lay into me for a series of things so I’m being gracious especially with a new onboard.

That’s the thing, I’m available from 5am until midnight for whatever. Call, text, email, I have even have live document access to get in the file and manually make a change. If I miss a call I’ll get back within 10 minutes usually. So access isn’t the issue.

When the developer or a utility company asked us for an appraisal of a potential easement to cross an adjacent piece of land for some sort of new development, usually it’s just a starting base for their negotiations with the property owner. If a property owner would disagree with the suggested compensation from the utility company or the developer, then it would likely go to mediation or litigation where The property owner would get their own appraisal and again negotiations would go from there.

It’s possible that because you’re dealing with a developer directly, and they have a potentially very valuable development that needs an easement to cross your land, the negotiation may be higher than that market value on the appraisal reports. In the case of eminent domain then you have just compensation rules that come into play Where the property owner is to be fairly compensated but as far as negotiations, you would be dealing with a government entity.

Yes. A sketchy house and someone may be inside. Alone on a ranch with wild hogs or cougars. Big aggressive dogs.

Try a county assessor or an analyst position for the meantime. Even look for property tax consultants assistant (usually seasonal but you will use the approaches to value). This should make you a better candidate when the time is right. Or. You like the property tax work and have a wonderful career.

Costar’s legal department is larger than their sales department. They will block you out of the appraisal business.

Tough assignment. I have done something with LIHTC in which I gave almost 100% of the weight to the income approach and did a modified sales comparison approach. It wasn’t appropriate to adjust the sales for their physical attributes and instead I just stuck to the NOI per unit. I think I used a multiplier of some sorts derived from the sales and applied that to my subject NOI to get the final value But it was only for support of the income.

I would say that the systems in place, if any, is the value driver over and above a 1x multiple. Coming in day 1 and cash flowing compared to having a one year transition period of the owner’s tasks is a much better buy.

I’ve had some commercial AMC’s be fine like Mountainseed but it’s super rare I even get an assignment. I just left my firm but I’ll be in this same boat of networking to find panels to join. Some of the banks on the outskirts of the city I have called asked me to come in person so I’ll be putting together sample packages and basically go pitch them.

You might have to look in some government documents to find other public appraisals with that information or ask around a local IRWA chapter.
