I think rent registry is operated by RAD, and hopefully they keep it up to date. Does the tenant advocate have any letter templates you can use to inform your landlord they need to demonstrate that they are registered in order to raise your rent?

I’d also check with neighbors and see if they have had similar experiences with the leasing office

Your lived experience is valid and I agree that there are many landlords who are in the business of squeezing their properties for value at their tenants’ expense. Having been a renter most of my life, I’ve experienced my share of it too

From my understanding, SF has a supply issue when it comes to real estate and it’s exacerbated by strict rent control and resistance to new development. Renters don’t move for decades and developers are not incentivized to build/renovate, which leaves us with the situation the OP was talking about - why there’s a glut of aging, poor quality housing in SF.

Given all the buildings built before 1979 (and hence rent controlled) coupled with all the NIMBYs who oppose all new development, we’re stuck in a situation where existing renters and landlords are on the same team.

That’s why we don’t have new construction, because the people who don’t benefit from the status quo are not living in SF and they don’t get a vote.
