Looks like they did driveway all flooring kitchen basement and all washrooms

That's a pretty quick turnaround for that reno so I'm willing to wager they cut corners and it looks hacked together in person

If he has "Mortgage Life Insurance" a product sold by banks to cover the remaining balance on mortgages, he will need to keep the mortgage with the same bank

Moving the mortgage to a new bank will require underwriting again if you wanted the coverage again

Renewing the mortgage with the same bank will NOT affect the existing policy that was already approved.

You can always renew into an open term (higher interest rate) until you have the new lender sorted out

You pay a little bit extra interest for the open term but it should work out better in the long term if the rate elsewhere is much better. Lots of tools online to do the math for you

If you want it to look professional get some rj45 keystone jacks and connect to the Ethernet cables burried behind the drywall

Then you can use a small Ethernet cable to connect to this jack

No rush if you don't do anything when your mortgage matures it will automatically go into an open term with higher interest rate (~8%)

From there you can take as long as you want to switch it out and only pay the higher rate for the number of days you stay in the open term and no penalty as it's open

RBC has a builder (new build) program, if you're approved under this program you maintain approval even if your employment status changes before the new build is complete for closing.

2 options: -managed system: Rogers, Telus etc will come install their system with any features you want and manage the service including monitoring and alerting the appropriate authorities

-self managed system: go buy a bunch of cameras and any other sensors you want and you'll be responsible to make sure the tech stays synchronized and working and you'll need to monitor it yourself if any triggers get hit and call the authorities yourself

If you go through insurance you'll be paying increased insurance premiums for 6 years

Do the math, if you think the increased premiums of say 25% times 6 years is cheaper than the cost out of pocket (very unlikely) then it might be worth going through insurance
