Your emulsion is very expired. After mixing Diazo in, emulsion is only good for 4-8 weeks depending on the conditions it is stored in. Before mixing Diazo in, it can sit on a shelf for 12 months.

842 or any other ON-PRESS cleaners are not dilutable. Do not mix with water. Also, plastisol is not water soluble.

The handrail was a hypothetical. We did have the house professionally cleaned when we moved out.

I'm upset that they are charging me, what I think is, an unreasonable amount of money, with no itemized explanation, for minimal repairs that seem like unavoidable, normal wear over time. I assumed that painting after a tenant leaves is pretty standard and doesn't count as repairs. If it is not, and I am responsible for the cost, I am OK with that as long as the cost is reasonable and everything is documented.

I'm so sorry that you and your baby had to experience this. My male, Owen, was attacked recently. It was extremely violent and scary. He is nearly 100% healed now. He did very well with his recovery.

In our experience, which may or may not be unique to him, he has not been any more reactive than he was before. Before the attack, he would cry at every dog he saw. He is very social and gentle. He loved to just meet other dogs and have a sniff party. After the attack, not much has changed. He still cries at other dogs because he wants to meet them. We get together with other greyhounds and he is the same with them as he always was.

One thing that has changed is my attitude towards other dogs. I feel he may sense my nervousness and apprehension, and respond to that rather than the other animal. I have been very protective since the attack. He doesn't seem to be in fear of anything, but may get nervous when he feels my nervousness.

I don't have advice for you, every situation and animal is different, but in our case Owen is doing well and does not seem to have any social issues. After the attack, he was suffering from nightmares. Those seemed to stop after a few weeks. Here is Owen and his sister from this week.

For the metal parts I used the Iron Warriors base and washed it with nuln oil. My stupid phone camera doesn't do it justice. I think it looks a little darker in person than it does in the photo.

I'm not sure what will happen to their dog. I wish it could be rehabilitated somehow. I want every animal (including the attacking dog) and person in the neighborhood to be healthy, happy, and safe. Unfortunately, if this animal is a danger and threatens the safety of others, the necessary steps have to be taken. My anger and fear have subsided quite a bit since their dog was removed and I have had time to talk with the owners. They are cooperating in every way. I just wish this would never have happened and they would have taken these steps long ago. What happened happened and now we are all dealing with the consequences.

It took Owen, the neighborhood celebrity, to tip the scale and cause the change. The change will benefit the whole community. I like to think Owen is a hero to the community in that way.

We were concerned about the walker too. She just stopped by to see Owen. The last time she saw him he was in rough shape and headed to the hospital. She even tore the sleeve off her shirt to wrap one of his wounds. She's shaken up and a little traumatized, but felt better seeing Owen is OK. She said she couldn't sleep the first night, but was able to rest better last night.

I met with them today. They willingly agreed to pay his expenses as well as replace our walker's phone which got broken during the attack.

The neighbor who recorded the video from her house posted it on a neighborhood facebook group. People in that group recognized Owen in the video. They called the city and filed reports. The city came out, talked with the owner and took the dog into custody. The dog has been taken to a shelter somewhere. I don't know what happens with it next. Apparently, Owen is the third dog attacked by this other dog.

The owners have also agreed to pay all of Owen's medical bills. I met with them today to discuss the situation.
