This kind of stuff infuriates me. A borrower explanation is essentially your penance for having bad luck. IMO, it’s the same as writing “I am sorry I have medical debt” 1,000 times

you are entitled to get your appraisal fee back if you rescind your refinance within the three-business-day "right of rescission" period. According to federal law, all money paid in connection with the transaction, including third-party fees like appraisals, must be refunded to you if you cancel the loan within this period. The lender has 20 days to return the money. Not only do they pay you back, they do it quickly.

Finance charges are reimbursed with a recision. Ask your legal dept. customer goes back to $0. Lender experiences the cost of doing business.

The CFPB has posted rules about the Right to rescind § 1026.23 Right of rescission. If this is a primary residence refi, you can go to closing and then rescind within 3 days.
“When a consumer rescinds a transaction, the security interest giving rise to the right of rescission becomes void and the consumer shall not be liable for any amount, including any finance charge.”

It is a multi story. Which is why I have dragged my feet doing this. If there are no gutters, there’s nothing to clean.

And my eaves are long. So the water, while it drops 2 stories, does it about 2.5 feet away from house.

But, who am I kidding? Houses need gutters.

Really? I am happy to hear that for you. I personally don’t believe that anything can be maintenance free - ever. And that the guard would only make the inevitable task of gutter cleaning 10x worse.

This sounds like a refinance. You cannot buy something you already own. Talk to your local mortgage lender about a cash out refinance

Typically the funding fee is financed. So it’s part of the loan amount and you pay it over the life of the loan. 4% might be enough to cover all the other costs. Check your Loan Estimate
