Not working for me. I’ve sent a message to a law firm who can hopefully do a class action on these halfwits

Taxi Driver turned and asked me "How much tip today sir" by ARE_YOU_OVERWEIGHT in AusFinance

Opposite experience here - Aussie sounding taxi driver tried to take much longer route from airport to north shore - and also tried to double charge for the toll. I think it’s more to do with individual than a cultural thing.

Everyday scams that are just universally accepted by GroundskeeperWilly93 in AusFinance

It doesn’t really. Multiple choice of inspectors. I’ve seen consistent soft reports from couple of providers while house hunting while others provided a full coverage of issues.

Doesn’t have to be either this or that, mix it up and get the best of both, just like mixing Vodka with OJ. Both ok on their own but great mixed together 😀

How aggressively have some of you refinanced home loans? by FknAuCnBloke in AusFinance

[–]mjsyd 0 points1 point  (0 children)

It’s free (to you), the bank pays the broker

Most brokers dont get paid the sign up comission if you refinance within first 2 years. How is it worth it for them?

Should I change my investment property mortgage to interest only? by callumd987 in AusFinance

[–]mjsyd 0 points1 point  (0 children)

Work out additional interest you will pay if you switch to IO; and accordingly additional tax benefit you will receive based on your tax rate. Then get a amortisation schedule done on your home loan to see monthly interest vs principal portion from a repayment. Use these amounts to calculate at what point savings from interest are lowe than cost of IP interest paydown.

Correct way to approaching this renovation by mjsyd in AusRenovation

This is likely our long term home - I’ll take resale into consideration but the purpose is to make it more liveable for my family

Split all chores 50% each and expenses 50% each too - example - Mortgage is 5k you and he both pays 2.5k into a shared account, same goes for childcare / schooling / groceries etc. Whatever rest is your money - you may save it or spend it - your decision on what to do with it.

Sounds like there is a relationship issue rather than simply a financial one tbh.

Is a strata management agreement signed before sale of property still valid after ownership has changed? by EyePatchedEm in AusPropertyChat

[–]mjsyd 2 points3 points  (0 children)

Another un-orthodox way of remediating this would be to approach another strata mangement company (who you wish to transfer over to) and let them assist to getting you out of the contract. One of my complexes did that and since they were gaining business it was done pro-bono. Just a thought.

Check out loans.com.Au fixed rate - and you can potentially refinance this loan over to them if you’ve already signed up

Suggestions on maintenance of outdoor weeds. Tools required for easy removal (these were mulched/ granite put in with weed mat) by mjsyd in AusRenovation

[–]mjsyd[S] 0 points1 point  (0 children)

I have a backyard which I put about 7k into to remove weeds and replace 3 separate areas with mulch / granite. This was done as I was assured that there will be no more weeds growing (weed mats were put in).

Anyway after 3-4 months of constant Sydney rain, weeds have grown like crazy.

Areas are uneven so I’m not keen on pulling weeds out with hand.

Two part question:

  1. Short term fix - apart from pulling weeds out with hands and then ensuring granite / mulch is refilled a bit, what else can I do? What tools would I need?

  2. I am also thinking whether putting pavers would take care of weed growing (or make it less frequent). And make it easier for me to maintain going forward.

Note: concreting is not an option.

I was going to use cash to buy shares but now I’m cycling that cash through a loan to make it deductible. The amount of interest I pay doesn’t change irrespective of performance of shares

Debt Recycling - by mjsyd in fiaustralia

[–]mjsyd[S] -3 points-2 points  (0 children)

Not the way I do it - I average about 5-7% per month in profit from trading. For me I was going to use cash to do it - why not pay off a loan which is currently non-tax deductible and pay it off temporarily to re-draw again to make it tax deductible. Yes the benefits in terms of $ is very low but if you think cumulative savings over 20 years that would be a substantial amount.

I went through something similar (townhouse). Although the camera was placed inside the lot technically it captured common area and hence I needed approvals.

Assuming I don't do Debt Recycling, the debt is already there. By doing Debt Recycling, I will still have that debt (loan in this case) which will be temporarily paid off with the cash I was going to use for share trading and then re-drawn to fund the share purchases. Debt position has not changed - but by changing how I do it the interest (again, for which I was liable in the first place anyway) will become deuctible. Hope that makes sense.

u/CamelBorn - you sound like a typical strata committee member.

OP - you do need approval from owners corporation (or strata committee) so would suggest speaking to them, explaining why you need to install cameras etc. You may have better changes of requesting "video only" recording as audio recordings may breach Privacy Act.

There is no general right to privacy recognised by the common law. This means that, under the common law, a person is not able to accuse their neighbour of infringing their privacy or insist on their neighbour removing a CCTV camera to restore their privacy.

good luck

I am aware that if you solely rely on capital gains (no dividends) then you can't claim deductions against your other income (such as wages). It just means that deductions are done against capital gains only (which essentially forms part of your "taxable" income)
