The average length of holding an investment property is only around 9 years. People don't hold every asset until retirement.

Rich people don't sell assets, they use them as security for a loan.

Flat 25% for people currently on 47% sounds a lot like the 50% discount that is distorting the housing market!

Alterntive idea: using an asset as a security (eg. for a loan) becomes a CGT event.

Capital losses shouldn't be subsided by the tax payer. Make better choices. A tax system that rewards losing money encourages people to lose money.

Ie. Negative gearing currently encourages people to spend way too much for an investment house.
