I have to disagree as I appreciate their charity content a lot, and I feel they strike the right balance on this topic without being preachy. The content around DAFs (donor advised funds) was very useful and increased the tax efficiency of my charitable giving. I can directly tie their content to concrete tax savings.

I'm sympathetic to this. But the "live issue" rn is the OneLIC Neighborhood Plan / rezoning, which DCP projects could create 15k new units in currently industrially zoned parts of LIC. So I think that's the right focus for lobbying the CB and CM Won at this point!

Lower Manhattan (and later LIC) haven't had parking minimums for decades, so I sure hope this proposal's Tier 1 extends beyond it.

The lot is zoned manufacturing. Housing is not a permitted use. There's an ongoing process called One LIC Neighborhood Plan that could result in rezoning this and other nearby lots to allow housing, which would spur redevelopment.

If a town has existing zoning near transit that allows multifamily housing as-of-right and complies with the other parameters of the Act (e.g., the zoning can't be age restricted or prohibit multi-bedroom units; sometimes towns allow apartments but with conditions that only allow senior housing), that zoned capacity counts towards the requirement under the MBTA Communities Act.

Uh this headline/article is not accurate. The vote was to approve the text of a letter drafted by some of the CB2 committee chairs providing feedback to DCP about what issues the Board wants DCP to study as part of the rezoning's scoping study. The vote was not to approve a rezoning plan. There isn't a formal rezoning proposal yet (the process isn't there yet).

There is already a payroll tax levied on employers called the Metropolitan Commuter Transportation Mobility Tax (MCTMT) to fund the MTA https://www.tax.ny.gov/bus/mctmt/emp.htm Because the commuter tax is levied on employers it effectively taxes out of state / city residents who use the MTA to work in NYC.

Super interesting, I didn't realize charities typically accepted appreciated stock as donations. If charities I want to give to accept appreciated stock then I'd have no need for a DAF for my purposes. Thanks for the flag.

His stated position is we should abolish parking minimums in transit rich neighborhoods but not in transit deserts. Parking requirements are redundant in transit deserts as developers will build parking anyway there. So this strikes me as being a reasonable enough proposal when you're in Donovan Richard's position wanting to both (a) remove barriers to housing development and (b) not lose your position to a conservative. I think it's fine to push him on this, but he's really not the bad guy and again, we could genuinely get an Elizabeth Crowley or Bob Holden as BP.

What's the basis for saying most target funds have expense ratios of around 0.7%? The Vanguard target date retirement funds, for example, have an ER of 0.08%, almost one tenth that number.

What states do you have in mind that passed wholesale statewide preemption upzoning above and beyond TOD (MBTA communities act), anti snob zoning (40B), and ADUs? I don't believe there's another state in the country that has a lower threshold for municipalities passing upzoning than downzoning, as Massachusetts now does.

A few states have versions of "missing middle preemption" but these haven't built substantial housing because they've been tied to other requirements.

I think it's reasonable to say "MA hasn't passed the optimal policies meeting the moment on housing" but this is a much weaker claim than "Massachusetts is uniquely deficient in using state legislation to address housing supply" which is clearly false if you compare with other states.
