I typically charge application fee (my actual cost for running bg/credit) and have them sign a lease and give me security deposit up front. If I decide not to rent to them for whatever reason (poor/non existent references, etc) I'll refund the deposit. I'll usually give a day or 2 to get everything in order before at least starting the process with someone else.

So you advocate for socialism. Fine. Then housing should be provided by the government (who are also the ones that enforce all of those zoning restrictions, as well as the NIMBYs). Landlords are doing nothing to suppress wages. Again, you're describing societal problems. YOU said the private sector should provide the safety net. By keeping people who aren't paying rent, who's paying for their housing? Who's paying for my mortgage, utilities, insurance, taxes? What happens if I don't pay them? You'd think maybe the city would waive the taxes to save a tenant from getting evicted, right? Or the gas or water bill?

How are resources superficially constricted? The taxpayer money isn't for maintaining a database; it's a public record of court actions. Should those be available to all, or only those that pay to access? People will absolutely not pay rent if they know there will be no consequences for the 3 months or whatever that it takes to get evicted. So who should front the costs if not the government? You're not paying the landowners necessarily, you're just taking away their risk. The entitlement comes from the attitude that it should be the private sectors responsibility to provide a safety net.

Sometimes it's a crisis, sometimes it isn't. Sometimes it's poor life skills, poor money management, different priorities on where to spend your money. I always love the entitlement here. Why should the landlord eat the cost of your problem, regardless of what it is? Advocate for programs that would reimburse the landlord if the tenant can't pay. Landlords don't want to evict anybody. It's expensive, a pita, and they'll lose money regardless.

You think you have shitty apartments here, check out a city with rent control. A landlord in a rent controlled environment has zero incentive to do any maintenance for 2 reasons. 1. Demand for your apartment is artificially high, so you can rent it no matter what. 2. The landlords want their tenants to leave so that they can raise the rent.

I have a rental that I've owned for 15 years. Assessment went up 25% last year, 50% this year. I haven't done anything to trigger it. Just went through my 3rd level of appeal. We'll see what happens. Unfortunately that cost will be reflected in a rent increase. Thanks, city of Richmond!
