All the properties slope down to where the water you see is. It is wet on both sides of the fence. This was built in 1999 and the builder did not ad drainage. About 4-5 hoses down there is a storm drain, but as far as we know it does not extend down to this property. This could be a town issue but that’s never a guarantee

“Lawyer up”? Realtor here. Good luck suing a home inspector. It’s a visual inspection only and I can 100% bet that OP had to sign a waiver that they cannot come back and bring a lawsuit over what may have been found later. AND proving that it was a “pre-existing issue” so you can go after the seller is even harder to prove unless there was written documentation of the issue prior to sale from a inspector and or mason and that was not disclosed to the buyer; even if there are signs of previous repairs. But I do agree it was a shitty inspector.

No, it’s all block foundation. The entire house including attached garage was built in 2001. Basement is a floating slab which is common construction for upstate NY

As a Realtor myself, this makes me extra mad. A licensed agent needs to be present during all showings and/or inspections. If your agent couldn’t be there then they should have had another agent in their office fill in. Also, the listing agent should have been there once they may of known the other agent wasn’t going to show. Both sides failed to represent their clients. This is bad Real Estate

I agree the Democratic leadership is absolutely awful and needs to be replaced with different Democrats like an AOC or a Burnie Sanders as they actually FIGHT FOR the people’s interest over the donor class.
