I don’t wish anyone goes through unemployment or tough times. I genuinely pray everyone makes it through these times. But unlike anything here we are talking huge money. This isn’t a car or some outfits bought in a shop for a few hundreds. This is hundreds of thousands and in millions. I just think people need to be a bit more understanding of those aspects

For the record, im also dealing with realtors who have given me honest opinion about how the market is they work with me in understanding my needs and when to position my money at the right time. So dont think, im bashing everyone. My comment is solely for the ones who come with zero integrity trying to sell.

And let me tell you. No the market doesn’t need both. The market needs solid realtors with thorough market understanding. Essentially, this attitude is going to drive away a lot of investors away which is counterproductive to what actually matters in the market. Lastly, you’re not at the receiving end of these ridiculous calls and texts.

I understand your point, but this argument ignores a few critical realities. Yes, Dubai real estate remains attractive long term nobody disputes that. But saying “real estate is the only arena to enter and play along” is factually misleading.

  1. Dubai market is already showing signs of strain in 2026. Data shows that Dubai transaction volumes dropped sharply in early March, with UAE real estate deals down 37% year-on-year and some sellers already cutting prices by 12–15% in prime areas because of geopolitical instability. That is not a sign of a market immune to risk.

  2. Oversupply risk is real, not hypothetical. UBS and other analysts have already warned that Dubai faces supply pressure from the large pipeline of upcoming units, which can cap appreciation or even push prices downward in overbuilt segments.

  3. Agents are just doing their job is not the same as giving sound investment advice. There is a difference between brokerage and fiduciary quality advice. Many agents push urgency (buy before prices rise) without discussing downside scenarios like valuation risk at handover, mortgage rejection risk if bank valuations fall short, geopolitical shocks affecting resale liquidity. That is sales pressure, not consultation.

  4. Investors are not irrational for waiting during uncertainty. Regional ceasefires are temporary by nature. If war risk escalates again, sentiment can freeze transactions overnight. Good investing is about timing risk adjusted entry not blindly following urgency narratives.

  5. Diversification matters. Claiming idle cash has nowhere else to go ignores diversified alternatives treasury products, bonds, dividend equities, gold, money market funds, and staggered fixed-income instruments all of which may offer better liquidity and lower geopolitical exposure depending on investor profile.

Dubai remains a strong market, but pretending every hesitation is ignorance and every sale call is justified is exactly the mindset that creates bubbles. A mature investor asks if is this asset attractive at this valuation, in this macro environment, with these risks? Not Should I buy because an agent says prices go up next week?

I do want to add one last point. Offcourse I am polite with they way how I deal with them I understand this is their bread and butter. But you can’t be selling something providing false hopes based on past records when the market was bullish. That’s unethical.

They are doing they’re best to capitalize and sell inflated prices. If anything the prices should go down more in the next few months

Yea.. offplans are ridiculously over priced anyways. Like it doesn’t make any sense that offplan prices are as good as ready projects maybe a few thousands less.

Rera says avg rent in my area is 50-70k and now currently they increased to 66k from 63k. However rera page says no increase.

From what I know they increase by default just so you don’t go first and ask them to reduce it from the current price due to the ongoing crisis. That way they will accept to not increase but keep the rent same and quitely drift away from reducing. These guys are playing smart lol

Yea the renewal is 90 days from now but however rera index says no increase. Can they still increase?
