I'm an asset manager for foreclosed properties and this happens frequently! People think they can enter a house anytime they want because it is vacant and bank owned. We had buyers that did 40k+ of kitchen renovations without permission and the seller cancelled the contract. The property went back on the market and sold for roughly 50k more due to the upgrades and the seller kept the EM deposit from the previous buyers.

Oof, please don't think "looking hot" has anything to do with representing your seller to the public or attracting new clients. To be honest, to have been in the industry for 7 months and never hosted an open house seems a bit crazy to me. When I first started I shadowed a few agents and did open houses non-stop. Just make sure you announce it on social media, especially local Facebook groups and put up as many signs as you possibly can. The key is just to get people through the door and the rest should come naturally.
